AI can be a really useful tool in real estate - especially when it comes to getting organized, summarizing information, or finding the right words.

But I don’t think it should make the decision for you.

For example, AI can help with an inspection summary or make a tricky email sound clearer and calmer. But I still review everything before it goes out.

And when it comes to contracts, legal clauses, or professional advice, that’s where the right professionals need to be involved.

Use AI to work smarter. Just don’t hand over your judgment to it.

Every buyer and seller has different goals, timelines, and priorities. There isn’t always one “right” answer.

Sometimes the most valuable thing I can do is simply help you see the bigger picture.

Good advice gives you clarity. It doesn’t make the decision for you.

AI is becoming a useful tool in real estate, but it’s not replacing the people behind the process.

I can use AI to help with things like:
🏡 Summarizing home inspection reports
📄 Breaking down status certificates
✉️ Drafting clearer, calmer emails
📝 Organizing information more efficiently

But when it comes to legal advice, property inspections, or real estate decisions, professionals still matter.

Lawyers, inspectors, and REALTORS® each bring expertise and judgment that AI can’t replace.

For me, AI is simply another tool to work smarter, save time, and serve my clients better.

Thinking about rent-to-own? Read this before you sign anything. 🏡

Rent-to-own can be an option for buyers who may need more time to prepare for a future purchase, but there are important details to understand first.

Before signing an agreement, ask:

What happens to your deposit and rent credits if you can’t buy?
Is the purchase price locked in today?
What happens if the home appraises for less when it’s time to buy?
Will you qualify for a mortgage when the time comes?
Who is responsible for repairs, maintenance, and other expenses?

There can be a lot of fine print, so have a lawyer review the agreement before you sign.

It can help buyers visualize how an empty space could look furnished, understand the layout, and see the potential of a home.

The key? Keep it realistic. Virtual staging should enhance what’s already there, not create expectations the actual property can’t meet.

For me, it’s about helping buyers imagine the possibilities while still presenting the home honestly.

Cigarette or pet odours. Stained carpet. Outdated paint. Dated fixtures. Cosmetic wear.

But sometimes, these are problems with solutions—not reasons to walk away from the right home.
