📈 The Greater Edmonton Area market remained active in May, with home sales increasing 3.2% compared to April, although activity was still down 13.4% from the same time last year.
🏘️ More inventory is giving buyers additional options, as active listings climbed 13.4% month-over-month and are nearly 24% higher than a year ago.
📝 New listings surged in May, rising 21.7% from April, signaling that more homeowners are entering the market.
💰 Home values continue to trend upward, with the average residential selling price reaching $491,794—up 2.7% from April and 6.3% higher than May 2025.
🏡 Detached homes remain the strongest-performing segment, posting a 4.8% year-over-year price increase and outperforming other residential property types.
⚖️ The market is shifting toward a more balanced environment, as rising inventory and increased competition are giving buyers more choice. Prices continue to show moderate growth.
