Rental rates across Canada have fallen for three straight months and are down 7.8 per cent, on average, from before the pandemic, rental site Rentals.ca reported this week.

“Tenants have been more dramatically impacted by pandemic-related job loss than homeowners, and are not currently looking for apartments or other rental accommodation,” Bullpen Research president Ben Myers said in a statement. “This sharp drop in demand has resulted in landlords dropping their asking rents in most major markets across the country.”

Did you know that a running toilet can use up to 30 GALLONS of extra water a day? That can quickly escalate to you, the owner, getting an invoice for $400-$800 more then you expected.

We all like to think our tenants are responsible and will take care of things, a running toilet isn’t always something they see as a high priority. They may not even notice it at first, which is why YOU (or a property manager like myself) should be tracking consumption. It’s a major tool for catching leaks, and helps you better understand the costs that go into running your rental property.

Hubby and I completed the Spring cleanup at this property today and wow what a difference! Having us come in and cut everything back, prune the trees and complete the edging and w**d spraying is going to make it that much easier for the tenants to maintain.

It also sets the expectation standards for the tenants. Having a clean and maintained home is something they can be proud of, which means they’re more likely to take care of it.

There are lots of great tenants out there, but as with anything else, there are some bad ones too. It is important to remember that it’s not personal when something like this happens. We all do our best to screen people, ask the right questions but things happen and people are people.

I didn’t place the tenant that left this mess behind, but this isn’t as uncommon as you want it to be. This is why it’s important to build a relationship and maintain contact with tenants. Drop by and inspect outside, it’s usually an indicator for what you might find inside. Schedule inspections throughout their tenancy so you can get inside and keep and eye on things.

Something that is commonly overlooked by investors is annual property maintenance; trimming trees and shrubs, cleaning eaves troughs, w**d control, as well as mechanical items such as furnace tune ups and AC cleanings. The reason they are often forgotten is it’s messy, time consuming work and you’re going to want to get the job done correctly and efficiently.

The only difference between these two photos is the lighting; the photo on the left is your standard bulb and the photo on the right is LED bulbs. The place now presents bigger, brighter and cleaner to perspective tenants.

If you want quality tenants, your space doesn’t need to be huge but it does need to be bright and clean. Good tenants don’t move into dark or dingy places, and they won’t take care of it if you don’t hand it over in good condition.

Make your property easy to maintain 🏠

It may not look like much, but having tile or an easy to clean durable flooring at your entrance is crucial. Easy to clean means your tenants will actually clean it, but even if they don’t you aren’t damaging the rest of your flooring. This protects your investment, and means you’re spending less money between renters doing large repairs.
___
My client here has a large tiled front entrance, and is separated from the living space flooring. Even if something catastrophic happened, they’re only having to replace this small section, they don’t have to rip everything out.
