Not physically.. Mentally 🧠

Sometimes people want to 'test' out the market because they think their home will not sell (even if their spouse disagrees). And then it sells

And change is hard! Sometimes.. selling your home requires some mental 'prep'.

3 things before you downsize!!

Before selling your home with me, and downsizing into a space that is more comfortable - I am going to ask you to do 3 things (if possible)

1. Big ticket items - please fix these if possible, as costly repairs can cause a buyer to turn away from your home 💰
2. Minor repairs and touch ups - replace bulbs and smoke detectors, repair minor issues, fix holes in walls, clean up the yard (these all help!!) 🔧
3. CLEAN - A clean home shows pride of ownership. If you can, please put away valuables and precious memories to create the illusion of a 'blank slate'. These personal items can be put away which makes your home appear tidy. Also, please do a deep clean? If not - I have people who can help 💪

Selling your home can be really stressful.. especially after years and years of living in the same home ❤️

Everyone's reasons are different and unique, but basically - when you decide it's time to downsize, there are a few steps that you need to take

What happens when keys are released??

YAY!!! You bought a home!!! What happens on they day that the KEYS are RELEASED? 🏠

Well.. this day can sometimes be a bit stressful for buyers, especially when we are more mature

We like timelines and schedules - and sometimes, we don't know when keys are released!!! 😭🤷

It all depends on lenders and lawyers and couriers - and this can cause stress!!

Should you sell first or buy first??

If you are thinking of downsizing, often times.. people want to see homes first. I get it - when you have been away from the market for a while, you want to see what's out there 🏠

But here's the thing. I have seen this OVER AND OVER

People find the house that they can see themselves downsizing into. They can imagine their grandchildren visiting, sipping tea on their porch. They have even picked out paint colors!!!!

And then someone else submits an offer 😩

And hearts are broken. All of the memories you wanted to create - not happening

So - if you are serious, let's list your home first. That way, it will prevent your heart from breaking 💔

HOME INSPECTIONS 🏠

As a home buyer, I honestly recommend to everyone that you have your home inspected (EVEN A NEW BUILD)

This is mostly to educate you.. but also prepare you for any big costs coming your way

It is so much better to be prepared than to be surprised!!!

What happens AFTER you submit an offer on a home? 🤷♀️

There is a period of time called the 'conditional period' when a seller accepts an offer on their home.

This allows for time to ensure that financing is firmly in place, and to do your due diligence in making sure you can proceed with the purchase of this home 🏠

Home inspections are always recommended, as well as reviewing important legal forms - like condo documents if moving into a condominium.

There are a few things to do while the home is 'PENDING' and it goes fast!!
