Canada Fee Cuts Could Unlock Supply
Canada’s approach to development fees has a direct impact on the supply and affordability of new homes. A recent national housing agency report notes that reducing these fees could make about 14% more residential projects viable—a significant boost for our growing cities. In Toronto and Vancouver, the effect is especially pronounced: removing these charges could increase the number of buildable projects by around 10%, with Toronto alone potentially addressing half of its stated housing needs. When you look at Calgary, development fees range from roughly $4,000 for a one-bedroom high-rise to about $9,000 for a detached home, while comparable units in Vancouver can see fees between $20,000 and $33,000. Of course, these fees fund essential infrastructure—roads, sewers, and more—so finding the right balance is key. For families seeking larger homes, lower development fees could help bring new units to market that are actually competitive with the resale options, especially in cities where affordability is a growing concern.
