Condo prices are on the rise, but that's only part of the story.

The real opportunity is helping your clients understand what that means for their situation.

For buyers, that means looking beyond the list price and doing your due diligence on the building, reserve fund, and condo documents.

For sellers, it means setting expectations based on data, not headlines.

Swipe through for a few ways to turn today's condo market into better conversations and better client experiences.

Question for you: What's the biggest misconception you're hearing about the condo market right now?

Most agents spend their time chasing the next lead.

Meanwhile, they're sitting on a database full of people who already know, like, and trust them.

The reality is that getting a client isn't the win. Keeping the relationship is.

Every client has the potential to lead to repeat business, referrals, family members, coworkers, and future opportunities. That's why the goal shouldn't be a 5-star review. It should be a 5-star experience.

When people genuinely feel cared for, they don't just leave a review. They remember your name when the next real estate conversation comes up.

Most agents think confidence comes after a big sale, a new listing, or a record month.

But confidence that lasts is usually built much earlier than that.

It comes from knowing you did the work today.

The calls were made. The follow-ups happened. The clients were looked after. The small things that move a business forward got done.

Big wins create excitement. Consistent activity creates confidence.

The agents who seem the most confident are often the ones who trust their process because they've repeated it enough times to know it works.

What's one daily habit that's made the biggest difference in your business?

Most agents think they need more followers.

They don't.

They need more conversations.

Too many agents spend hours creating content and minutes engaging with the people already following them.

The reality is your next deal is far more likely to come from someone who already knows, likes, and trusts you than from a random stranger who discovers your latest reel.

Before you worry about growing your audience, ask yourself:

• Have I replied to my comments?
• Have I checked in with past clients?
• Have I started conversations in my DMs?
• Have I engaged with the people already paying attention?

Content gets attention.

Conversations create business.

One of the biggest misconceptions in today's Edmonton market is that rising inventory should automatically lead to falling prices.

That's not how real estate works.

Inventory is only one side of the equation. Demand, absorption rates, buyer confidence, employment, affordability, and seller expectations all influence pricing.

What we're seeing in many parts of the Edmonton market isn't an oversupply. We're seeing a return toward balance after several years of exceptionally tight inventory.

Buyers have more options than they did a year ago, but they're still active. Homes that are priced correctly and presented well continue to attract attention.

As REALTORS®, it's important to help clients understand that market conditions can't be measured by a single statistic. The full story is always found in the relationship between supply and demand.

Not all investment properties are created equal, and neither are investors.

Some investors prioritize long-term appreciation in the most desirable neighbourhoods, even if cash flow is minimal. Others focus on balancing tenant quality, stability, and long-term growth. Some want positive monthly cash flow above all else, while others are willing to take on more risk in exchange for higher returns.

The key isn't finding the "best" investment. It's finding the investment strategy that matches your goals, risk tolerance, and timeline.

A, B, C, or D class properties all have a place in a portfolio. The question is: which type of investor are you?

Most agents celebrate getting the listing.

The better question is: will it sell?

Every listing costs time, money, and energy. If it never sells, you've spent resources and potentially taken a hit to your reputation.

Sometimes the smartest business decision isn't taking the listing. It's having the tough pricing conversation and walking away when it doesn't make sense.

What would you do: take the listing or pass on it?

Back in February, Kanani Ching absolutely delivered. 🚀

What made her keynote so impactful wasn’t just the AI knowledge. It was the way she made such a fast-moving topic feel practical, approachable, and actually useful for Realtors in the real world.

From automation and visibility to trust and relationship building in an AI-driven world, there were a lot of moments that had the room thinking differently about where our industry is headed and how we can adapt without losing the human side of this business.

One of the biggest takeaways? AI isn’t here to replace great Realtors. It’s here to help great Realtors operate better, faster, and more intentionally.

Huge thank you again to Kanani for bringing so much value to the Edmonton Realtor Forum and challenging all of us to think bigger about what’s possible moving forward. 🔥

Most agents plateau because they keep doing the same activities that got them there in the first place.

Growth in this business usually comes from:
• doubling down on what actually works
• cutting low ROI activities
• building a strong repeat + referral system
• staying consistent with past clients

Real estate is a compounding business. The agents who stay top of mind are the ones who build long-term momentum.

What’s been the biggest game changer in your business?
