UPDATE- EDMONTON MARKET FOR FALL 🍁
Edmonton buyers may finally have a little more breathing room heading into fall!
The latest Greater Edmonton Area market numbers for August show:
• 2,143 homes sold—down 15.4% from July
• Inventory sitting 15.1% higher than August 2025
• An average selling price of $469,602 across all residential properties
Average selling prices by property type were:
🏡 Detached homes: $575,575
🏘️ Townhouses: $298,238
🏢 Apartment condos: $215,422
So, what does this actually mean?
1. For buyers, more inventory can mean more selection, more time to compare homes and potentially more room to negotiate.
2. For sellers, it makes accurate pricing, presentation and a strong marketing strategy especially important. Buyers have alternatives, so simply putting a home on the market may not be enough.
This doesn’t mean Edmonton’s market is crashing. It does suggest that the balance is gradually shifting—and both buyers and sellers may need to adjust their expectations as we head into fall.
