Big move for first-time home buyers in Canada…

The federal government just pushed forward Bill C-4, and it could mean up to $50,000 in savings on GST when buying a newly built home.

* If you’re a buyer: You now have a real financial reason to consider new builds vs resale.

* If you’re a seller: You’re competing against a product that may come with a built-in $20K–$50K advantage. This will affect you more IF you live near new construction communities.

* If you’re an investor: This is a clear signal — government policy is leaning hard toward stimulating new supply.

Here’s what actually matters:

* The 5% GST could be fully eliminated on new homes up to $1M

* That’s where the ~$50,000 savings comes from

* Homes between $1M–$1.5M get a partial rebate

* Above $1.5M — no rebate

This is a targeted incentive, not a blanket solution. It only applies to new construction, not resale — which is where most transactions still happen.

This will influence buyer behaviour more than headlines suggest.

Not across the entire market — but in key price bands, especially under $1M, it could quietly reshape where demand flows over the next 12–24 months.
