Prime Rate increases by 1.00%. This brings prime rate to 4.70% and returns us to pre-pandemic rate trajectory. Still not as high as prime was in 2007 (6.25%) but now a tad higher than we were in 2019 (3.95%).

This rate increase took everyone by a bit of surprise, while we were expecting an increase in the .50 to .75% range, a full 1.00% was certainly a shock this morning and caused many brokers to spit out their coffee (and perhaps replace it with something stronger).

What does this actually mean?
For those of you with variable adjustable rate mortgages, you will be seeing a change in your payment.
On 100,000 of mortgage debt, this increase will change your payment by approx. $52. A 400k mortgage will see a payment change of roughly $209.

There are some lenders who offer what is called a static variable rate payment. If you are on a variable rate and your payment has not changed this year then this is likely the type of mortgage you have. With these mortgages, the payment does not change, but the portion of the payment that goes towards interest and principal changes so when the rate increases you pay less of the principal off and more interest. If you are on one of these types of mortgages, I highly recommend using some pre-payment options to increase your mortgage payment and ensure you are still paying extra down towards the principal if you can. This will reduce the sticker shock at renewal time if you find you have not paid off as much as you thought you were supposed to.
