Selling your home doesn't have to feel overwhelming.

I get it—there's a lot that goes into it. Pricing strategy, staging, negotiations, paperwork, closing details. It's easy to feel like you're juggling a dozen things at once.

But here's the thing: when you have a clear roadmap and someone who knows the process inside and out, it all starts to make sense.

Let's talk about UNDERWRITING.

It's one of those terms that gets thrown around a lot in real estate, but most people don't really know what it means—or why it matters to them.

Here's the simple version:

Underwriting is the process by which a lender takes a close look at your finances to decide if they'll approve your mortgage. They're checking your income, your assets, your credit, and basically asking: "Can this person realistically afford this home?"

It's not meant to be scary or intimidating. It's actually a protective step—for you AND the lender.

Why do you need it?
Because unless you're paying cash for your home, the lender needs to make sure the loan makes sense. Think of it as the final checkpoint before you get the keys.

How does it work?
Your lender reviews everything—pay stubs, bank statements, tax returns, debts—and then decides whether to approve your loan and at what rate.

Is it necessary?
Absolutely. It's a standard part of the mortgage process, and honestly, it helps ensure you're not getting into something that's financially risky.

This one feels extra good to share.

If you've ever tried to sell a vacant lot, you know they don't exactly fly off the market. Lots can sit for months—sometimes even years—before the right buyer comes along.

And this property? Let's just say we had our ups and downs. There were moments when it felt like we'd never get there. Showings that didn't lead anywhere. Offers that fell through. Times when we had to regroup and rethink the strategy.

But we stayed the course.

And I'm proud to say we just closed on this beautiful corner lot in Stony Plain for FULL ASKING PRICE. 🎉

Honestly, this is one of the most bittersweet parts of my job.

For weeks (sometimes months), we're in constant contact:

"Did you see that new listing?"
"What time is the viewing?"
"Should we put in an offer?"
"The inspection report is in!"
"Almost there... closing day is coming!"

And then... keys are handed over, congratulations are shared, and suddenly my phone gets a lot quieter.

Don't get me wrong—there's nothing better than seeing my clients get the keys to their new home. That's what it's all about. But after spending so much time together navigating one of the biggest decisions of their lives, it's hard not to miss the daily check-ins.

The good news? Most of my past clients have become friends. They reach out when they have questions, when they're ready for their next move, or sometimes just to share how much they're loving their new place.

And that's the part of this job that never gets old.
