A Thought From a Realtor Who Values Honesty Over Headlines

One of the hardest parts of this business is telling people the truth when someone else is promising them something higher.

Over the last couple months, I’ve had several homeowners ask me to re-evaluate their property after meeting with another realtor.
In multiple cases, my valuation came in (6-8% or $25,000 - $45,000) lower than the other agent’s. But I could show them the data and the why.

Why would my evaluation be so much lower?

Not because I wanted the listing less.
Not because I wasn’t willing to work hard.
But because I believe pricing should be based on what the market is actually willing to pay — not just what sounds exciting at the kitchen table.

And here’s the difficult part:

In all of those situations, the homes eventually sold at EXACTLY the range I originally suggested anyway.

Did the sellers benefit from listing with their choice?
Unfortunately not in this case. The sellers often:
- spent extra time listed on the market
- dealt with multiple price reductions
- stress & uncertainty
- and in some cases wasted money on repairs & things that didn’t truly improve the final outcome.

I understand why homeowners choose the higher number. If two people tell you different values, of course the bigger number feels better.

But I’ve always believed my job is to protect my clients’ interests long-term, not simply tell them what they want to hear in the moment without proof.

Real estate is emotional. Pricing matters. Strategy matters. Trust matters.

So no… I probably won’t become the agent who throws out unrealistic numbers just to secure a listing.

I’d rather be the realtor whose clients know:
• I’ll tell them the truth
• I’ll back my advice with data
• I’ll market their home properly
• And I’ll fight to help them maximize their sale the right way

I read recently that most people choose a realtor like they would at Best Buy - first one that walks up.

In the long run, integrity matters more than winning a presentation.

“PERSONAL FINANCE - Prairie Real Estate Market Update”

Three cities where Canada’s housing market is changing fast
Despite the usual pickup in real estate activity in the spring, national housing values started to noticeably decline last month, as downturns in major cities deepened and growth in Prairie markets slowed down.
That’s according to data from from Wahi, a digital real estate platform, and Real Property Solutions (RPS), a Canadian property valuation service provider.
The research found the average value of a Canadian home declined by 4 per cent in April on a year-over-year basis. The decline comes after national housing prices stayed stable for much of 2025.
We spoke to Wahi economist Ryan McLaughlin and realtors from three cities where markets experienced a notable decrease to look at the factors slowing the Canadian housing market.
Calgary - 1 per cent decrease
Calgary posted a year-over-year decline in housing prices for the first time since 2020, according to data from Wahi-RPS. It’s a major reversal from strong gains in 2024 and early 2025, when the city‘s average home prices increased in excess of 10 per cent.
Calgary-based realtor Amanda Ku said this spring season has been unusually slow.

The market correction isn’t coming.

Every one of my clients was warned. Prepared. Positioned.

The real question is: were you?
Did your Realtor actually keep you ahead of this market… or just keep you informed after the fact??

In Today’s reality:

• The Bank of Canada is flagging a “condo glut” in major markets
• Retirees are delaying downsizing
• Sales are DOWN 11.9% year-over-year

And just months ago, the average agent was still telling you:

“Modest growth… stable market… nothing to worry about.”

That’s the difference.

Average agents react.
Top performers anticipate.

Right now, most people are hesitating.
They see rising inventory and think: “Wait.”

The top 1%? They see opportunity.

This is the strongest buyer leverage upcoming we’ve seen since the 2015 correction.

That means one thing:
A supply glut is coming - too much inventory not enough buyers!

Smart buyers prepare before the shift.
Smart sellers profit off of their investment before the pressure occurs.

As I’ve been telling my clients and friends since Fall 2024… be ready.

A recent Globe and Mail article highlights what’s happening right now in Alberta:

👉 We’re moving from a seller’s market → toward a balanced / buyer-leaning market.

Here’s what’s driving it:

Supply surge
Builders ramped up construction to meet demand… and now a large wave of new homes is hitting the market all at once.

Short-term oversupply
Buyers aren’t absorbing inventory fast enough → creating a glut of new homes.

Inventory is building
Especially in:
• Condos
• Investor-focused properties
• Suburban new builds

What this means:
• Builders may start cutting prices or offering incentives
• Resale homes face more competition
• Price growth may slow or flatten
• Some investors may pull back

Big picture
This isn’t a crash.
✅ It’s a market transition and those who are prepared will benefit most.

What to watch:
• Buyers: more negotiating power
• Sellers: pricing and strategy matter more than ever
• Investors: timing is becoming critical
