Edmonton Metropolitan Region boasts Canada’s fifth-largest and fastest-growing economy, generating $105 billion in GDP. Affordability is a key advantage, with Edmonton’s housing market deemed 20% more affordable than Calgary, 2.5 times more than Toronto, and three times more affordable than Vancouver. The region’s young population (63% aged 15-44) contributes to its vibrant economy, ranking first in the CBRE list of fastest-growing tech ecosystems in America.
The Zoning Bylaw, implemented as of January 1, 2024, plays a pivotal role in shaping the city’s future. Organizing intensification around nodes and corridors, the city plans to welcome another million people by creating mixed-use areas. The bylaw aims to reduce barriers and promote equity, streamlining regulations and simplifying zoning processes.
The new bylaw, approved by City Council in October 2024, involves rezoning all land in Edmonton, updating technology for a user-friendly experience, and ensuring a smooth transition. Strategic decisions include combining similar uses, reducing standard zones, and making most uses permitted, providing clarity and certainty for industry and communities.
The focus on small-scale residential zones emphasizes diversity in housing types, accommodating single detached houses, duplexes, row housing, backyard housing, small apartments, and cluster housing. The city plan targets over half of the next million residents to move into redeveloping areas, necessitating diverse housing options citywide.
In addition to protecting natural assets like the River Valley, the bylaw contributes to red tape reduction. The city fosters a culture of an ultra-premium spirit, improving services, putting them online, and utilizing artificial intelligence for inspections. These efforts result in tangible benefits, saving time and money for applicants, with ongoing plans to expand these improvements to various applications.
