Keys in hand. Their place, finally. No landlord, no lease renewal, no "the owner's decided to sell." Just theirs.
And we landed it at one of the best prices that building has seen in years.. FURNISHED! In a market where every buyer feels like they're overpaying, helping a first-time buyer get a genuine deal on their first home is about as good as this job gets!

Quick note for anyone curious about the market. Detached homes around Edmonton are holding strong, with the average sale price up close to 5 percent year over year while condos have softened a bit. One honest caveat most posts skip is that average gets lifted by high-end sales, so the typical home is closer to flat than up 5 percent. Still, flat-to-up in a higher-inventory year like now is a genuinely solid result. Translation: if you bought a few years back, your place has very likely held its ground and then some. Always happy to tell you what your specific area is doing if you're the curious type 😄

Saw a house this week that I expect will sit on the market for quite a while. Not because there's anything wrong with it. Because of the math.
Genuinely beautiful place. Interior renovated to a level you'd expect on Love It or List It. And priced roughly $120,000 above what the market is actually going to pay for it.
Here's the thing renovation shows don't tell you: you don't price a house. The market/neighbourhood prices it for you.
If you're in a $415K neighbourhood with $800K finishes, you've made a beautiful place to live. You haven't necessarily made $800K of equity. Buyers shopping at $800K want $800K neighbourhoods. They're not looking on streets full of $415K comps.
The market doesn't owe you a return on a renovation. Renovate for yourself, you know, enjoy it. Just don't expect the market to write you a thank you cheque.

Manned a griddle at a church french toast breakfast this week. Somewhere around batch 3, I realized the entire kitchen conversation had quietly turned into a real estate discussion.I didn't steer it there. I promise hah it just happens. Real estate is one of those things, like the weather or your kids, that everyone has an opinion on. Prices, rates, the neighbour who sold for how much, whether now's the time.
You don't get this with other jobs. Nobody corners the plumber at breakfast to ask where he sees pipes heading this quarter. Honestly, that's my favourite part of this job. You don't have to chase the conversations. They find you.The french toast was also excellent. That part I take no credit for lol.

Big week for a first-time buyer of mine. We removed conditions, which means the deal is officially firm. The home is happening.
Here's the part nobody sees: an accepted offer isn't the finish line. It's the start of the nervous stretch. Inspection reports to approve, paperwork, insurance, financing to lock down. For a couple of weeks, your dream home is technically still a maybe.
This week, the maybe became a yes.
Watching a first-time buyer go from "is this really happening" to "this is actually ours" never gets old. Possession is still a few weeks out, but the scary part is done.
Now the only big decision left is where the couch goes. 🏡
