May 2026 Edmonton numbers are in - and the year-over-year price story has genuinely improved.

2,606 homes sold this month, up +2.80% from April.

Average selling price: $487,714, up +5.26% from this time last year. That's a meaningful step up from April's +2.43%.

Homes averaged 37 days on market. 6,861 active listings are available right now.

The property type picture is worth understanding. Detached homes at $584,356 are up +5.06% year-over-year.

Apartment condos at $206,282 pulled back -8.66% from April and are down -3.65% year-over-year.

Where buyers are moving: Wihkwentowin, Chappelle Area, Keswick, Edgemont, and South Terwillegar led the month.
