We’re seeing positive signs—resales are on the rise, inventory is holding steady, and those rapid price drops are slowing down. While sales and prices may soften again in 2026, there’s a silver lining: 2027 looks poised for modest improvement, thanks to pent-up buyer demand and gradually improving affordability. Alberta New Home Warranty Basics
If you’re buying or selling a home in Alberta, understanding how new home warranty works is essential. Since February 1, 2014, every newly built home in Alberta must have warranty coverage, and this protection actually follows the property—even after resale. The warranty period starts at occupancy, when permission to occupy is granted, or at title transfer—whichever comes first. Before any permits are issued, municipalities confirm that the builder is licensed and the warranty is in place, or that an owner-builder exemption applies. Since December 1, 2017, all new-home builders must also hold valid, active licenses. If a home was built on or after February 1, 2014, it can’t be sold or listed until the warranty is officially registered. As a real estate professional based here in Edmonton, I always verify this coverage for my clients. You can also search Alberta’s property registry to check warranty details on both homes and builders before you list, purchase, or sell. It’s one more way to help ensure peace of mind as you navigate the buying or selling process.

As someone who’s been part of the real estate world since 2006—through ups, downs, and everything in between—I know how closely many of you are watching Canada’s housing market. Recent figures show we’re moving toward recovery: resales are picking up, inventory is steadying, and prices are either holding or easing at a gentler pace. According to the latest forecast, 2026 may see home resales dip by about 4% to 453,200, with benchmark prices easing 2% to $794,200. For 2027, the outlook is brighter, with resales rising 7% to 483,600 and prices nudging up just under 1% to $800,700. In short, we’re seeing signs of recovery, but not the kind of rapid boom some might hope for across Canada. One factor at play is pent-up demand—over 400,000 Canadian households might have delayed forming since 2019 as buying plans were put on hold. Affordability, steady economic growth, and renewed confidence are all crucial, though the bank notes that interest rates have likely bottomed out and global tensions could still put the brakes on progress. In these evolving conditions, having a clear, steady approach is as important as ever when navigating your real estate decisions.

In 2026, we’re seeing a 3.6% decline in home resales and a 2.3% dip in prices across the country. Ontario and British Columbia are facing more significant downturns, whereas Alberta is showing real growth—a trend I’m seeing firsthand here in Edmonton. Major city condo markets, meanwhile, continue to face their own set of challenges.
