First-time buyers. The part most people find stressful: what you actually need for a down payment, what the stress test does to your budget, and what the real closing costs are in Alberta.
Infill lots, fourplexes and small-scale development. Edmonton's RS zone allows up to 8 units mid-block, and as of August 1st the maximum building height dropped from 10.5 metres to 9.5. If you own a lot in a mature neighbourhood, your numbers just changed. I can tell you what you can legally build on it.
Investment property. Real rents, real vacancy assumptions, and no spreadsheet built to make a deal look better than it is.
Commercial and business sales, including purchases tied to entrepreneur and business immigration pathways.
Selling. Pricing strategy, presentation, and a free no-obligation evaluation of what your home is actually worth today.
I also hold a commercial insurance broker licence, so I can talk about protecting the asset, not just buying it. And I work in English, Punjabi, Hindi and Urdu.
