🏡 What is an Infill? 🤔

An infill is a new home, duplex, or rowhouse built on a vacant lot or where an old home was torn down—typically in mature, established neighbourhoods. Infill development focuses on making better use of land within the existing city, instead of expanding outward.

Why infills are popular:
🚇 Close to downtown & amenities
🏠 Modern design with mature neighbourhood charm
🌍 Helps reduce urban sprawl by using existing infrastructure

Infill homes can range from luxury single-family homes to sleek duplexes and even garden suites. Popular areas include Glenora, Strathearn, Westmount, Parkview, and Bonnie Doon.

🌟 Join Your Local Community League! 🌟

Community leagues in Edmonton are a hidden gem for homeowners, offering more than just a place to gather—they’re the heartbeat of neighbourhoods. As a real estate agent, I see firsthand how joining a community league can make a real difference for homeowners. Here’s why they’re so valuable:

🏸 Discounts & Access: Community leagues often provide members with exclusive discounts at local recreation centres, skating rinks, and even fitness programs. It’s a great way to stay active while saving money!
🧩 Family-Friendly Events: From movie nights and BBQs to holiday markets and summer festivals, community leagues host a variety of events that help neighbours connect and families create memories.
🏘️ Stay Informed: Get updates on neighbourhood planning, rezoning, and upcoming city projects. This knowledge is crucial when you’re buying, selling, or investing in property—understanding the future of your area can significantly impact your decisions.
🤝 Shape Your Community’s Future: Joining your community league means you have a voice in the development of your neighbourhood. It’s an opportunity to meet other residents, build connections, and advocate for improvements that can increase your home’s value.

Whether you’re a first-time homebuyer or have lived in your area for years, being involved in your community league is a simple way to stay connected, informed, and actively participate in shaping the future of your neighbourhood.

📍 Edmonton Neighbourhoods: One Market Doesn’t Fit All!

One of the biggest myths? That the Edmonton market moves the same everywhere. In reality, every community has its own trends, pricing, and buyer demand. Here’s a quick breakdown:

🏡 Windermere
Luxury homes, newer builds, and family-friendly vibes. Higher price points and unique buyer expectations.

🏠 Mill Woods
Affordable and established. A great option for first-time buyers or those seeking value and community.

🏙️ Downtown
Perfect for professionals, students, and investors. Lots of condo options, walkability, and varied price-per-sqft.

🚆 Clareview
Family-friendly with great LRT access. Seasonal trends and pricing can differ from other parts of the city.

🔍 Every neighbourhood is its own market—so don’t rely on city-wide stats alone.

💡 Work with a local REALTOR® who understands your area and can guide you with real, hyper-local insight.

“Do I need to renovate before selling?”

It’s a question nearly every seller asks—and the honest answer? Not always. 🛠️🏠

Before you start planning a full kitchen reno or tearing out the bathroom tile, take a breath. While renovations can help, sometimes small updates are all you need to make your home shine.

Ask yourself:

🔹 Will this actually boost my home’s value or saleability?
🔹 Will I get a return on my investment?
🔹 Is this something today’s buyers truly care about?

✨ In many cases, minor upgrades—like painting, deep cleaning, repairing anything broken, updating light fixtures, or staging—can make a huge impact without breaking the bank. First impressions matter more than granite countertops.

And if your home does need a bit more work, I’ll help you focus on what really matters—no unnecessary spending, just smart improvements that attract the right buyers.

The goal isn’t to make your home perfect—it’s to make it market-ready.

📩 Thinking of selling but not sure where to start or what (if anything) to upgrade? Let’s chat. I’ll walk you through it, step-by-step—no pressure, just real advice that helps you sell with confidence.

“Don’t time the market—time your life.”

Waiting for the “perfect market” to buy or sell? Here’s the truth: there’s no such thing. 🔁📈

The market is always shifting—what’s hot one moment can cool down the next. Trying to time the market perfectly can lead to missed opportunities, endless waiting, and the frustration of wondering if you made the right choice. But here’s the key: timing your move with your life is usually the best decision, no matter what the market is doing.

Whether you’re:

Growing your family and need more space

Downsizing because the kids are out of the house

Starting a new job or relocating

Or simply looking for a fresh start or a change in lifestyle

Your life goals should be the driving force behind your decision—not the market’s fluctuations.

Here’s why:

📅 Your timing doesn’t need to match the market—the market will always be unpredictable.

💬 It needs to match your personal goals. Are you ready to make a change? Is now the right time for your family or career? That’s what really matters.

When you make a move that aligns with your life’s goals and timing, you’re much more likely to feel confident in your decision. Plus, you’ll avoid the stress of waiting for the market to do exactly what you want it to—because that never really happens.

Not sure if now is the right time for you to buy or sell? Let’s talk through your options and figure out a strategy that makes sense for your life—no pressure, just honest advice.

📩 DM me anytime and we’ll discuss what works best for you!

While the assessed value is useful for taxes, market value depends on current trends, demand, and the condition of your home.

The assessed value of your home is based on factors that are often outdated, and it’s mostly used for property taxes. While it gives you a general idea of the worth of your property, it doesn’t reflect what buyers are actually willing to pay in today’s market.

Market value, on the other hand, is determined by current buyer demand, recent comparable sales (comps) in your area, the condition of your home, and any upgrades or unique features you’ve added. This is the number that matters when it comes to selling your home for the best price!

Here’s why understanding the difference is so important:

📉 Assessed value can be lower than what your home is worth if the market has appreciated since the last assessment.

📈 Market value reflects what buyers are willing to pay right now—and this is what will determine how quickly and for how much your home will sell.

A skilled agent will know how to analyze current market trends, buyer behavior, and comparable properties to price your home strategically. Pricing it correctly from the start helps you avoid the dreaded price drop and attracts serious buyers who are willing to pay top dollar.

Want to make sure you’re pricing your home accurately? Let’s chat about how to get the true market value for your property! 📩 DM me anytime to discuss your options.

“Should I sell my home myself or use an agent?”

Thinking of selling your home yourself to save on commission? It’s a common thought—and yes, you can go the FSBO (For Sale by Owner) route. But before you do, here’s what you’re taking on: 🏡🤝

🔍 Pricing strategy – You’ll need to research comps and market trends to avoid overpricing or underpricing.
📸 Marketing & showings – From professional photos and writing the listing to scheduling open houses and managing showings—it's all on you.
🧾 Paperwork & legal – Real estate deals involve a mountain of documents, disclosures, and legal obligations. A single misstep can be costly.
🤝 Negotiations – Offers, conditions, inspection results... are you ready to negotiate and protect your best interests?
📉 Risk of netting less – Most FSBO sellers end up walking away with less, even after saving on commission, because of limited exposure and missed opportunities.

A good agent brings more than a sign and some paperwork—they bring strategy, exposure, experience, and negotiation power that helps you sell faster and for more.

✨ Want a smoother, smarter sale without the stress? I’m here to handle the details and help you win—whether you’re just curious or ready to list.

“Declutter before you list.”

Getting ready to list your home? Start with this golden rule: declutter first. 🧹🏠

When buyers walk through your home, they’re not just looking at the walls—they’re imagining themselves living there. A clutter-free space allows them to focus on the home’s potential, not your belongings. Plus, it makes your home feel bigger, brighter, and more move-in ready, which can lead to more interest and stronger offers. 💰

Here’s where to focus your decluttering efforts:
📦 Clear off countertops & shelves – Buyers want to see the actual space, not a pile of items. Keep countertops clean and clear to create an open feel.
👟 Tidy up entryways and closets – First impressions matter. Make sure your entryway is welcoming and your closets are organized (even if it means storing things temporarily).
🛋️ Simplify furniture & decor – Remove excess furniture that makes rooms feel cramped. Aim for a minimalist look that allows the space to shine.
👶 Hide toys, cords, and personal items – You want buyers to envision their lives in the space—not yours. Tuck away personal items like toys, family photos, or excess electronics.

Decluttering isn’t about making everything perfect—it’s about giving your home room to breathe so buyers can see its full potential. When your home feels open and easy to navigate, buyers are more likely to picture themselves living there. A little decluttering effort can go a long way!

Need a quick checklist or tips to help you get started? 📩 DM me and I’ll send one your way! Let’s make your home shine—ready for showings and top-dollar offers! ✨
