The spring market continues to stay active across the Greater Edmonton Area. Inventory is climbing with over 1,100 new listings hitting the market this past week, but prices are still holding strong with both average and median prices up 7%.

What does this mean?
More inventory is giving buyers a few more options, but well-priced homes are still moving quickly. This is a trend that has remained week over week so far this year. 🏡 April Market Update For The Greater Edmonton Area + City of Edmonton 📊

The spring market is picking up momentum across the Greater Edmonton Area, but buyers are also seeing more options than they had last year.

Across the GEA, there were 2,482 residential sales in April, up 16.4% from March, while new listings climbed to 4,204, up 13.9% month-over-month. Inventory also rose to 6,917 active listings, which is 31.4% higher than April 2025.

The average residential price in the Greater Edmonton Area reached $478,902, up 1.7% from March and 1.9% year-over-year.

For the City of Edmonton, the average residential price came in at $455,517, with detached homes averaging $584,800, semi-detached at $419,496, row/townhomes at $309,738, and apartment condos at $223,476.

What does this mean?

For buyers, there are more options hitting the market, which can create a little more breathing room compared to last spring.

For sellers, the market is still active, but proper pricing matters. With inventory rising, buyers have more to compare against, so homes that are priced well and show well are the ones getting attention.
