If we were having coffee, I probably wouldn’t ask if you’re buying or selling.

I’d ask what’s been on your mind.

Maybe you’ve been wondering if your home is worth more than you think. Maybe you’re debating a renovation. Maybe you’re tired of renting but aren’t sure if you’re actually ready to buy. Or maybe you’re just trying to tune out all the conflicting advice online.

The best conversations usually happen before there’s a deadline, a listing, or a move.

One of the most common questions in real estate is:

“Should I buy now… or should I wait?”

The truth is, there’s rarely a perfect answer because there’s never a perfect market.

Some people wait, hoping prices will drop. Others wait for interest rates to change. But while you’re waiting, the market can move in ways nobody predicted. Prices can rise, competition can increase, or opportunities can disappear.

That doesn’t mean buying immediately is always the right move either.

The best time to buy usually comes down to your personal situation:
•⁠ ⁠Are your finances in a good place?
•⁠ ⁠Are you planning to stay long enough for the move to make sense?
•⁠ ⁠Does buying fit your lifestyle and long-term goals right now?

Trying to perfectly time the market is incredibly difficult. Being financially prepared and making a smart long-term decision usually matter much more.

Every situation is different, which is why strategy and planning matter so much before making a move.

Detached homes continued to gain momentum in May, with both prices and sales increasing from April as the spring market remained active. More listings also came to market, giving buyers additional options while keeping inventory moving.

Although sales remain below last year’s pace, home values continue to trend upward, showing ongoing confidence in Edmonton’s detached market. As inventory grows, buyers have more choice, while sellers continue to benefit from strong pricing.

Condo sales are up… but prices aren’t moving 👀

Sales: ↑ 29.2% (MoM) / ↓ 17.3% (YoY)
New Listings: ↑ 18.9% (MoM) / ↓ 2.1% (YoY)
Avg Price: → $212,054 (flat MoM)
Year-over-Year Price: ↓ 2.8%

Condo activity picked up in March, with a solid increase in sales and more listings hitting the market as the spring season gets underway. Buyers have more options, and overall movement is building compared to February.

At the same time, prices held steady month-over-month but remain lower than at this time last year, indicating that while activity is improving, pricing hasn’t kept pace. The condo segment is becoming more balanced, with opportunity for buyers and a need for sharper positioning from sellers.
