Is Summer a wrap?? September is here, and that means - August 2026 Real Estate stats are available for viewing!

In August - our Real Estate Market suffered - typically August is a bit busier in the latter half of of the month but due to the rain - it postponed a lot of listings and sales. Many properties flooded which meant that sellers wouldn't get bang for the buck if they sold now. Lets hope for a drier season for Autumn.

"Average prices are not showing significant changes from the previous year, indicating steadiness; meanwhile, inventory is continuing to accrue in our market. Supply is ample, but unless demand keeps up" there will likely be a downward trend on house prices.

Detached Homes
- average price of homes were around $575K - a decrease of 1.6% from last month
- listings decreased by 9% and sales decreased by 15.%

Semi-Detached Homes
- average price of homes were around $424K - a decrease of 0.3% from last month
- listings decreased by 23% and sales decreased by 13%

Row/ Townhouses
- average price of homes were around $298K - a increase of 1.9% from last month
- listings decreased by 19% and sales decreased by 14%

Condo/ Apartment
- average price of homes were around $215- a increase of 0.7% from last month
- listings decreased by 4% and sales decreased by 16%

Bank of Canada's Key Interest rate remains unchanged at 2.25%

Officially going from Spring Market to Edmonton's Summer Market - the Summer market typically slows down - many buyers and sellers take the summer to vacation / take the time to determine what is their best move!

However, Edmonton real estate stats look very promising for this time of year despite the decrease in the amount of sales despite the ample inventory on the market. But no fear - Edmonton's fall market typically rebounds back!

June was a busy time for Edmonton's Real Estate Market. Typically Spring Market is from April - June and it tapers off for the Summer as many home buyers/sellers take vacation during this time or they slow it down in hopes that the Fall season will come back stronger with more inventory.

Edmonton residential home average home prices slightly throughout all property types by 1.6% since previous month. The MLS Home Price Index bench mark price in the Greater Edmonton & Area was $431,300.
