Are you ready for Edmonton's most recent real estate market update??

Well here it is!

Edmonton Real Estate Stats are show that April had an upward trend similar to March, however the last week of April showed a slower market leading into May.

In the Greater Edmonton Area, there were 2,482 reported sales in Edmonton - which is 16.4% increase since March 2026. In April. the market has seen 4,204 new listings - that's a 13.9% increase month over month! These are all great signs that Spring Market is returning!

Last week, Bank of Canada announced a pause on the Overnight Rate (currently at 2.25%) which will give some home buyers hope to purchase this year. The next rate announcement will be held on June 9th.

Sometimes it good to have a second opinion on the market, and WOWA provides just that.

In March, we have seen an increase in listings and sales compared to February 2026, although, its still lower than what March 2025 was. This is most likely due to the uncertainty of the market with the geo-political things that are happening and the increased rates with lenders.

Currently our market is a balanced one - showing an equal part of sellers and buyers on market. Economists predict that Edmonton will stay in a balanced market for while as we enter into the Real Estates busiest season.

Edmonton's Residential Real Estate market is building momentum for the Spring Season. For 2026 March, we have seen an increase of sales by 33% and 30% increase in listings since February.

Statistics show that Edmonton has seen an increase in inventory, an increase of 31.6% since last March.

Interested in knowing the stats for each property type? I got you covered!

* Semi Detached Homes
- Listing Increase by 35.6%
- Sales increased by 24.2%
- Average Price fell 1.2%

*Row & Townhomes
- Listings increased by 19.7%
- Sales increased by 24%
- Average Price fell 0.2%

* Apartments and Condominiums
- Listings increased by 18.9%
- Sales increased by 29.2%
- Average price fell 2.8%

* Detached Homes
- Listings Increased 38.9%
- Sales Increased by 28.4%
- Average Prie increased by 3.3%

And just like that, April is here!

Edmonton Real Estate Stats are showing an increase in Inventory levels of 13.8% since February and 31.6% since March 2025. The market is still a Balanced Market (this means that there are the same levels of buyers and sellers in market) and with the current state of the world, a lot of buyers are hesitant on pulling triggers, leading to many sellers who need a quick sale to "price strategically to get their property to stand out).

Edmonton and Calgary are the top two cities to purchase in Alberta, but may be harder to find due to the low inventory, higher prices or the multiple offers (this list is endless!).

If you are looking to invest or maybe you are able to work remotely, other cities in Alberta may be an option for your new home.

The real estate market in Lethbridge, Medicine Hat and Fort McMurray are the next top contenders.

February 2026 Real Estate Stats are up and they are looking very optimistic!

In February, we had some nicer weather in Edmonton, which led to an abundance of home buyers and sellers creeping out of hibernation and back into the real estate market. This is great to see and hear as it aligns with the prediction of a crazy 2026 Spring Market. February shows an increase of 39.7% increase in listings since January AND an increase of 11.4% in inventory levels.

Let's hope the momentum keeps growing strong!

Spring Market is coming soon, and Edmonton is currently in a balanced market - this means there are an equal part of Sellers and Buyers on the market.

Typically, Edmonton Spring Markets bring in a Sellers Market but with more builders and less sellers on the market; this might be a different season for Edmonton Real Estate - Only time will tell!
