We post “well… that wasn’t in the plan” moments. 😅🔨

Heinrich is at one of our other properties today explaining a little surprise we ran into during the renovation… the electrical hookup. ⚡

Let’s just say… houses built years ago sometimes have their own personality.

Ever wanted to make $25,000 without swinging a single hammer? 🔨❌💰

Heinrich and I just did exactly that… and no, we didn’t suddenly become magicians. 🪄😂

We wholetailed one of our properties. Instead of jumping straight into a full renovation, we ran the numbers, looked at the market, and realized something interesting…

Renovation update… and a little real talk. 🎥🏠

Heinrich sent me a video apologizing for going a bit quiet on posting updates. But honestly? When you’re knee-deep in insulation and drywall dust, social media tends to wait. 😅

In the video, he shares something that really matters to us.

These updates aren’t just “look what we did.”
They’re “here’s what we learned the hard way.”

He walks through the house showing:

🔨 Floors that had to be levelled properly
🧱 Drywall finally going in
🧊 Insulation sealed up tight
🛠 All the ugly, behind-the-walls work that nobody sees once the paint is dry

The truth about renovations? The pretty reveal at the end is maybe 10% of the story. The other 90% is fixing what was hidden, correcting mistakes, adjusting budgets, and making sure the bones of the home are solid.

And that takes time.

Our goal is to have this project completed by the end of March or early April. We’re pushing, learning, adjusting, and growing with every step.

There are a LOT of myths around real estate investing — and most of them keep people stuck on the sidelines.

The truth about getting a property under contract…

Yes, it feels amazing 🎉
That moment when you think, “We got it!”
The excitement is real. The motivation spikes. The vision starts forming.

But here’s the part people don’t always talk about 👇

Being under contract means nothing if the numbers don’t work and you’re not 100% comfortable with the deal.

We just had to back out of what would have been our 4th deal.
After deeper inspections, we uncovered major foundation issues—the kind that come with a very expensive price tag 🧱💸

To make the deal make sense, we’d need a significant price reduction.
And while we understand that may not sit well with the seller, our responsibility is to the numbers, the risk, and the long-term outcome.

Walking away isn’t failure.
It’s discipline.
It’s experience talking.
It’s choosing sustainability over emotion.

Sometimes you have to let good-looking deals go to make room for better deals 🌱
