If you serve an N4 Notice to End Tenancy before rent is actually in arrears, or if you miscalculate the 14-day termination date, the LTB will dismiss your L1 application outright. No second chances, no sympathy for the money owed. You go back to square one, refile, and wait months more. Always serve the N4 the day AFTER the arrears exist, count your 14 days carefully, and keep a signed Certificate of Service on file.
