Alan and I closed out our first year at our new brokerage being recognized as one of the Top 25 small teams in Canada in Q1 2024! We are honoured to make it on this list being just a two-person, husband & wife team. We couldn’t have done it without all of the referrals from our friends, family, clients, and industry partners.

Market Update: March 2024

The Bank of Canada held the key interest rate again on April 10, despite a highly anticipated rate cut that we were all hoping for. The next scheduled date for announcing the overnight rate target is June 5, 2024. Currently, they are saying it’s “very likely” that we will see the first 25-basis-point rate cut in June but first they need to see core inflation continue to ease and an extended period of price stability.

Although the overnight rate hasn’t changed (which affects variable rates), fixed rates have come down recently. We are currently seeing high buyer demand, bidding wars, and properties selling for list price or over within days of hitting the market. Buyers need to be prepared, pre-approved and ready to make a quick decision once a home they like pops up. The condo market has improved as well with condos averaging 47 days on market (dropping 18 days from February 2024). Average home prices have increased for all types compared to previous months. Buyers who have been waiting for interest rates to drop before making a move in the market are unfortunately going to end up paying more for the same home now.
