Enjoyed a beautiful walk through Mill Creek Ravine last week. It is a part of the River Valley parks and trail system. The North Saskatchewan River valley parks system, also known as the Ribbon of Green is a continuous collection of urban parks around the North Saskatchewan River valley. The park system encompasses over 18,000 acres of parkland, making it the largest contiguous area of urban parkland in Canada. The park system is made up of over 30 provincial and municipal parks situated around the river from Devon to Fort Saskatchewan, with trails connecting most of the parks together.

If you live downtown or near, this trial system is very accessible and would be enjoyable for walking, biking, or scootering.

Edmonton, JULY 2023:
> Total residential average prices hit $409,986, a 2.0% decrease from July 2022. Unit sales in the Greater Edmonton Area (GEA) real
estate market for July 2023 hit 2,323, increasing 14.9% compared to July 2022. Overall inventory in the GEA was down 17.3% from July of last year.

> Detached homes averaged $503,542, noting a 0.8% year-over-year drop. Unit sales were up 10.9% from July 2022.

> Semi-detached sold for an average of $378,902, resulting in a 2.3% increase year-over-year. Unit sales increased by 11.2% from July 2022.

Edmonton, July 11, 2023:

Total residential unit sales in the Greater Edmonton Area (GEA) real estate market for June 2023 hit 2,596, decreasing both 2.1% compared to June 2022 and 4.6% from May 2023.

New residential listings were down 14.8% year-over-year from June 2022, while also noting a drop of 3.9% from May 2023.

Overall inventory in the GEA was down 11.7% from June of last year, and up 0.5% from the previous month.

For June, Detached unit sales were down 5.1% from June 2022 and decreased 6.0% from May 2023 at 1,594.

Semi-detached unit sales were down 9.0% year-over-year but increased by 4.3% from May 2023.

Row/Townhouse unit sales saw decreases both year-over-year and month-over-month, noting drops of 6.9% and 17.3% respectively.

Apartment Condominium unit sales had increases of 26.0% from June 2022 and 6.8% from the previous month.

Total residential average prices hit $412,334, a 3.1% decrease from June 2022, and a drop of 2.3% from May 2023.

Detached homes averaged $500,496, noting a 1.8% year-over-year drop and 2.7% decrease from May 2023.

Semi-detached sold for an average of $382,883, resulting in a small 2.6% increase year-over-year, and an increase of 0.2% from the previous month.

Row/townhouse prices were up both 0.7% from June 2022 and 1.7% month-over-month, selling at $257,812.

Apartment Condominium average prices hit $194,910, showing an increase of 0.9% from last month and a drop of 4.9% from June 2022.

Edmonton real estate prices saw small but positive improvements compared to last year. The lower supply is keeping things stable and steady even with the higher interests. We continue to see positive immigration into Edmonton. This is also helping in keeping the prices stable.

According to Statistics Canada's Q4 Population report Alberta’s population growth continued to lead the country in the fourth quarter of 2022.

International net migration continues to grow and Alberta attracted the most net interprovincial migrants across the country.

In Greater Edmonton Area, the All-Residential median home price for FEB 2023 is down to $357k which is -8.8% year over year.

Detached median home price is DOWN to $429k which is -8.8% year over year.

Semi-Detached median home price is UP to $363k which is +0.9% year over year.

Townhouse median home price is DOWN to $249k which is -4.4% year over year.

Feb 2023 doesn't compare very well to Feb 2022 as there was a ridiculous BOOM here in Alberta due to low prices and very low interest rates.

With inventories starting to build heading into spring season and with sales starting to rack up, the market in Edmonton and surrounding areas are getting back to normal pre-pandemic activity and prices are expected to come back to pre-pandemic level in certain segments.

Total residential unit sales in the Greater Edmonton Area real estate market for November 2022 decreased 14.6% compared to October 2022 (which is slightly higher than the normal seasonal decrease that we see) and saw a year-over-year decrease of a whopping 31.2% from November 2021*.

Although this is a significant decrease from last year, the market activity is returning to more of a balanced activity similar to what we saw pre-COVID.

December data coming out soon. Stay tuned.

Real Estate Stats for September 2022 for Greater Edmonton Area (GEA) as of October 4, 2022.

Total residential unit sales in the GEA real estate market for September 2022 decreased 12.2% compared to August 2022 and saw a year-over-year decrease of 15.7% from September 2021.

Single-family home unit sales were down both 21.9% from September 2021 and 13.5% from August 2022. Single-family homes averaged $463,051, a 2% year-over-year increase and a month-over-month decrease of 1.1%.

Duplex/rowhouse unit sales were down both 7.2% year-over-year and 4.9% from last month. Duplex prices increased 11.6% from September 2021, selling at $375,923, and saw a 4.3% decrease from August 2022.

Condo unit sales saw a decrease of 1.5% from September 2021 and were down 13.2% from August 2022. Condominiums sold for an average of $220,013, seeing a small decrease of 1.9% year-over-year and no change when compared to August 2022.
