Estimated rent is about $15,600 a year, which puts payback somewhere between roughly 2.5 and 5 years depending where you land in that range.
On top of that, a legal suite is reported to add $30K–$60K at resale.
One thing that changed: the federal Secondary Suite Loan Program has been cancelled, so the financing picture is different than it was.
