Here’s a strategy most first-time buyers don’t know about:

Instead of asking the seller to drop their price, offer full asking price and ask the seller to cover your closing costs instead.

Real example:
🏠 Home price: $350,000
💰 You offer: $350,000 (full price)
🤝 You ask for: a $10,500 seller credit toward your closing costs (legal fees, title insurance, inspection, etc.)

That $10,500 covers your closing costs, meaning you keep more of your savings after closing.

The seller gets their number. You keep your savings. Everybody wins. ✅

If a home in Edmonton shows these signs, don’t walk... PAY ATTENTION.

After walking hundreds of homes, these 9 things reveal whether an owner actually maintained their property, or just “lived in it.”

Here’s why these details matter:

• Dirty furnace filters → The furnace likely hasn’t been serviced. That $7 filter can turn into a $7,000 replacement fast.

• Water stains → Even small ones hint at roof, pipe, or window issues. Edmonton freeze-thaw cycles make leaks worse every winter.

• Missing/Cracked caulk → A tiny gap = moisture intrusion. That’s how mould starts.

• Soft floors → Moisture under vinyl or laminate... often from slow leaks.

• Furniture shoved against walls → I see this CONSTANTLY. Usually covering damage.

• Fresh patchwork everywhere → New texture but mismatched paint = a rushed cover-up.

• Dirty furnace returns → A home that hasn’t been serviced regularly.

• Old hot water tanks → Edmonton’s hard water kills them fast. 10 years is pushing it.

• No GFCIs → Not updated = safety hazard + dated electrical.

None of these automatically mean “don’t buy.”
But together? They tell a clear story about how the home was treated, and what you’ll inherit.

Receiving a down payment gift the wrong way has killed more Edmonton deals than I can count.

I love when families help each other into a home. It is one of the most common ways first-time buyers cross the finish line. But one wrong move with that money can blow up your mortgage approval the week before possession.

1. You need a formal gift letter
Signed by the giver, with the exact amount, their relationship to you, and one line: this is a gift, not a loan, no repayment expected.

2. The paper trail matters more than the money
Funds must move from the giver’s account to yours in a traceable way. Bank draft or e-transfer. Never cash.

3. Get it in your account early
Aim for 90 days before possession. Money landing in the final weeks gets flagged and needs extra paperwork.

4. Tell your lender BEFORE the money moves
They need to know the gift is coming, who it is from, and when.

5. The tax piece is the easy part
Canada has no gift tax, so family can gift you a down payment with no tax owing either side.

What not to do: let the giver go on title, accept cash, or skip the lender talk.

The stuff your Edmonton home inspector might skip, but you’ll curse every single day 👇

• Test water pressure at EVERY faucet, especially upstairs.
That “luxury” shower isn’t luxury if it feels like a sad mist.

• Open every window. Twice.
Painted-shut windows are expensive surprises.

• Check cell service in every room.
Dead zones in your home office aren’t charming.

• Look for main-floor laundry hookups.
Hauling baskets up and down stairs gets old fast.

• Count outlets in every room.
Extension cords aren’t interior design.

• Test every lock and deadbolt.
You’d be shocked how many don’t work.

• Test the garage door, and see if two cars ACTUALLY fit. In January, that garage matters.

• Walk the property lines.
Know where your yard ends and neighbour drama begins.

• Check the morning sun.
East-facing bedrooms are brutal if you’re not a morning person.

• Look UP.
Low fixtures plus tall people equals daily bruises.

The big stuff gets attention because it’s expensive. But these little things decide whether you love or hate living there.

❌ Don’t make this mistake...

It’s way way more common than you think here in Edmonton.
You fall in love with the house.

A cool view...being close to schools...a tub you’ve always dreamed of.

But in the excitement to “make it work,” you skip the math.

Here’s how new homeowners end up broke and stressed 6 months after possession 👇

1️⃣ You only budgeted for the mortgage.
Your lender said $2,400/month sounded doable...
But you didn’t factor in $350 in property taxes, $250 in condo fees, and a $400 utility bill in January.

Now you’re over budget every month and running red...not really knowing how you got there.

2️⃣ You drained your savings at possession.
You put every last dollar into the down payment + closing costs.

Then the hot water tank died... (this actually happens a lot)

The fridge broke.

And now you’re charging repairs to a credit card with 21% interest.

3️⃣ You financed every piece of furniture.
