A home inspection is a visual assessment of a property’s condition, completed by a qualified home inspector. It can help identify potential concerns with important components of the home, such as the roof, foundation, electrical system, plumbing, heating and ventilation.

Why is a home inspection important?

For buyers, it can provide valuable information about the property’s condition, help identify potential repairs, and allow you to make a more informed decision before moving forward with your purchase.

For sellers, understanding the condition of your home before listing can help you prepare for questions from potential buyers and address certain concerns in advance.

One important thing to remember: a home inspection is not a guarantee that every issue will be found.

Buying a home is a big investment, and understanding what you’re purchasing can make all the difference.

What Does “As Is, Where Is” Mean?

You may have seen the words “As Is, Where Is” in a real estate listing or purchase agreement and wondered what they actually mean.

In simple terms, an “As Is, Where Is” sale generally means the buyer is agreeing to purchase the property in its current condition and location, with limited or no warranties or representations from the seller about its condition, unless otherwise stated in the agreement.

But there’s an important distinction:

“As Is, Where Is” does not mean “anything goes.”

Buyers should still do their due diligence and ask questions about the property. Depending on the circumstances, that may include a home inspection, reviewing available documents, checking permits, examining the property carefully and obtaining appropriate professional advice.

For buyers, understanding exactly what you’re agreeing to is extremely important.

For sellers, using this type of wording does not automatically eliminate every obligation or responsibility you may have.

The specific wording of the listing and purchase agreement matters, and real estate rules can vary depending on the circumstances.

That’s why I always encourage my clients to understand the terms before signing.

What Is an RPR?

If you’re buying or selling a home in Alberta, you may hear the term RPR quite a bit.

So, what exactly is it?

An RPR (Real Property Report) is a legal document that shows the location of improvements on a property in relation to the property boundaries.

It can show things such as the home, garage, decks, sheds, fences and other improvements.

Why does an RPR matter?

For sellers, an RPR can help show that the property and its improvements comply with municipal requirements.

For buyers, reviewing the RPR can help you understand what is located on the property and identify potential issues such as encroachments or structures that may require attention.

An RPR is an important part of many Alberta real estate transactions, but it is not the same thing as a home inspection or a land survey.

There is a lot more to know about RPRs, including what happens when an RPR is not available, and how title insurance may be used instead.

That’s why having a Realtor who can explain these things in simple terms can make the buying or selling process a whole lot easier.

What Is a Deposit?

When you make an offer to purchase a home, you will be asked to make a deposit.

A deposit is money provided by the buyer as a sign of good faith and commitment to the purchase. It shows the seller that the buyer is serious about moving forward with the transaction.

The deposit is held in a trust account until the transaction closes or the agreement otherwise ends. If the sale proceeds to completion, the deposit is generally applied toward the buyer’s purchase price. It is not an additional fee on top of the purchase price.

💡 Something many buyers don’t realize:

A deposit is not the same thing as your down payment.

The deposit is usually paid when the offer is accepted or shortly afterward, according to the terms of the purchase agreement. The down payment is the total amount of money the buyer contributes toward the purchase price, often through a combination of the deposit and additional funds paid at closing.

The deposit also helps protect the seller if a buyer fails to complete the purchase after the buyer removes the conditions. Depending on the circumstances and the terms of the agreement, the seller may have rights to the deposit or other remedies.

The amount of the deposit, when it is due, and how it is handled are important parts of the purchase agreement.

For buyers: Make sure you understand how much the deposit is, when it is due, where it will be held, and what could happen if the transaction does not close.

For sellers: The deposit is one of the terms you should understand when reviewing an offer. A deposit can demonstrate the buyer’s commitment, but it does not replace the importance of reviewing the offer as a whole.

Every real estate transaction is different, so it’s important to understand the terms before you sign.

What Does “Subject to Financing” Mean?

A financing condition means the buyer’s offer depends on their lender approving the mortgage for that specific property.

💡 Why does it matter?

A mortgage pre-approval doesn’t guarantee approval for every home. The lender may still need to review the property, purchase price, appraisal, and other details.

For buyers: This condition can help protect you if financing isn’t approved.

For sellers: Understanding financing conditions helps you evaluate offers and timelines.
