LET’S TALK HOME INSPECTIONS 🔎
Buying a home is exciting, but it can also feel overwhelming when the inspection report comes back with a long list of items.
Here’s something important to remember:
✨ A home inspection is primarily for YOUR information and peace of mind. It gives you a better understanding of the home’s overall condition so you can make an informed decision before moving forward.
Not every item on an inspection report is a reason to ask the seller for a repair or replacement.
For example, an older furnace, shingles, or hot water tank may still be functioning properly. These types of items are often considered part of normal home ownership and future maintenance.
🚩 But what about MAJOR RED FLAGS?
If an inspection uncovers something significant, such as a serious structural issue, major water intrusion, or a safety concern, that can be a very different conversation.
Depending on the terms of your purchase contract, there may be an opportunity to negotiate repairs, a price adjustment, or other solutions with the seller.
And if a major issue is discovered and you and the seller cannot come to an agreement, you may have the right to walk away from the purchase if your contract includes an applicable inspection condition or other contractual right allowing you to do so.
