For many people, downsizing isn't about leaving something behind.

It's about making room for what's next.

The family dinners, holiday gatherings, children's heights marked on the wall, and countless memories don't disappear when you move. Those moments stay with you.

Sometimes the next chapter means less maintenance, fewer chores, and more time to enjoy the things you've worked hard for—whether that's travel, family, hobbies, or simply a little more freedom.

A smaller home doesn't mean a smaller life.
In many cases, it means a bigger one.

If you've been wondering whether it's time to simplify, start with a conversation. No pressure. No obligation. Just honest advice and a plan that works for you.

🏡 Because the best memories aren't tied to a house—they come with you.

The Bank of Canada held its overnight policy rate steady at 2.25% this morning.

While domestic economic conditions have cooled slightly—with slower government spending, housing activity, and business investment—growth is expected to pick up modestly as we approach the second half of the year.

Key Takeaways: The main focus of the bank is to keep inflation as close to its target of 2% as they can. The Inflation Picture: Driven by ongoing energy pressures from the conflict in Iran, CPI inflation hit 2.8% in April.

The Outlook: The Bank is treating this as a temporary supply shock for now, but they are watching closely and stand ready to raise rates if broader inflation starts to take root.

Current projections suggest the rate will hold at 2.25% for the rest of the year, with a potential gradual rise toward 2.75% by the end of 2027 if the economy stays on its current track.

As we head toward the Bank of Canada’s next interest rate announcement on June 10, 2026, there is certainly no shortage of speculation surrounding what comes next.

Between ongoing global uncertainty, geopolitical tensions, inflationary pressures, rising costs of living, and shifting economic conditions, many Canadians are watching closely — not just homeowners and buyers, but businesses, investors, and families trying to plan for the future.

Over the past few years, we’ve seen how quickly markets can change. Consumer confidence, borrowing power, development activity, and overall real estate momentum have all been heavily influenced by interest rates and broader economic conditions.

At the same time, housing affordability remains a major conversation across Canada. While some are hoping for rate relief to stimulate activity and improve affordability, others are wondering whether inflation concerns will keep the Bank cautious a little longer.

Real estate is often a reflection of the bigger picture — and right now, there are many moving pieces both globally and here at home.

What does everyone predict will happen on June 10?
• Rate cut?
• Hold?
• Something unexpected?

More importantly, what impact do you think it could have on the Canadian real estate market moving into the second half of 2026?

Curious to hear everyone’s thoughts.

The acquisition of RE/MAX by Real Brokerage may have only been the beginning.

Now EXP Realty has acquired NextHome out of California, another traditional model Real Estate Brokerage.

What’s interesting is that many of the strictly cloud-based real estate models now appear to be trying create a hybrid between the older traditional models and the new cloud based models.

Wouldn't it be great if there was already a model that took the best of what could based Real Estate brokerages offered and combined it with a strong world wide brand and built a Hybrid to give REALTORS® lower fees, advanced cutting edge technology and the traditional full service support, training and services of a long established brand. Oops I forgot we already did that in 2018. Welcome to Coldwell Banker Executives Realty.

If you are a licensed REALTOR® in BC and you want the best of both worlds shoot me a call or text or email and let's talk.

The British Columbia housing market is beginning to show early signs of recovery. While some of this activity can be attributed to the typical seasonal lift associated with the spring market, year-over-year comparisons also indicate measurable improvement.

Although conditions in the Lower Mainland remain relatively soft compared to the Interior, the region is now experiencing its second consecutive month of increasing absorption and sales activity. The Interior markets continue to perform modestly better overall, with certain areas like the North Okanagan, Kamloops and the Kootenays well into balanced market conditions.

One of the most important indicators for assessing short-term future market direction is absorption, which measures the percentage of available inventory that sells each month. This metric is a direct display of supply and demand. As reflected in the stats absorption rates have increased for the second consecutive month across both the Interior and Lower Mainland regions. Sellers are realizing that in order to draw the limited buyer pool they must get more aggressive with their pricing.

While these trends are encouraging, they remain in the early stages and should be viewed with caution. Sustained improvement over the next few months will be required to confirm a clear and stable upward trend.
