Here's a quick snapshot at what's been happening in the Musquodoboit Valley and Dutch Settlement when it comes to real estate.
Only two homes have sold over $600k, and both were waterfront. There are currently 14 homes active on MLS in this area, at an average list price of $464k.

So what does this mean?

For sellers here, it means patience is key. Hardly anything is selling overnight, and your list price needs to be in line with comparable properties that have sold. For buyers, it means more affordable price point options vs other nearby communities, and that you've got a little more time to make up your mind. There are quite a few wonderful properties available at the moment in the Musquodoboit Valley and Dutch Settlement. Talk to your mortgage broker today about what's possible.
