GTA Market Update — more choice + more affordability

October sales were down 9.5% YoY, while new listings were up — giving buyers more selection and leverage.

Lower rates + softer pricing = lower monthly payments for the average GTA home.

Buyers who feel secure in their employment are taking advantage — while others wait for more economic clarity.

Bottom line: this fall is much more favourable for buyers than the last few years. DM me if you want to see how this fits your budget or next move. 🏡📲

The Bank of Canada has reduced its overnight lending rate by another 25 basis points to 2.25%, marking its second cut this fall and third in 2025. While global trade tensions and tariffs have slowed Canada’s growth — the economy shrank 1.6% in Q2 — the Bank remains focused on maintaining price stability while supporting growth.

Despite a modest rise in inflation to 2.4%, the rate cut signals confidence that lower borrowing costs will help offset economic softness. The unemployment rate remains steady, though job insecurity continues to weigh on younger workers.

For homebuyers, this latest cut offers some relief. After a quieter spring, housing activity picked up through the summer, and lower rates could further encourage buyers back into the market. According to Royal LePage, the aggregate home price in Canada rose 0.3% year-over-year in Q2 to $826,400.
“Rates are once again in the threes — a level that feels supportive by the standards of the past two decades,” noted Phil Soper, Royal LePage CEO.
