You signed the offer. You celebrated. ๐ŸŽ‰...But the deal still isn't firm.

That conditional period can be a bit of a roller coaster.
Financing.
Inspection.
Sale of another property.
Whatever conditions were written into the offer.

Until those conditions are fulfilled and the deal becomes firm, there are still moving pieces.

And here's something I wish more buyers and sellers understood:
You don't have to announce every detail of your conditional offer.

I know how exciting it is! You want to tell your family, friends, coworkers, neighbours...
But sharing the details of your conditions can work against you.

Once other people know exactly what needs to happen for the deal to move forward, you've given information away that may affect your negotiating position if something changes.

So celebrate quietly. ๐Ÿคซ

Tell your people โ€œWe have an accepted offer, but we're still conditional.โ€

Then let your REALTORยฎ, lender, lawyer and the rest of your team do their jobs.
Save the big announcement for when it's FIRM. ๐Ÿฅ‚

That's when you can really celebrate.

You know you live in Fergus when the sound of bagpipes can suddenly come floating through your backyard. ๐Ÿ˜‚

Itโ€™s officially Highland Games weekend!

The 81st Fergus Scottish Festival & Highland Games is happening August 7โ€“9, and itโ€™s one of those weekends that makes Fergus feel a little extraโ€ฆ well, Fergus.

There are heavy events, pipe band competitions, Highland dancers, more than 50 clans, a Heritage Village, Celtic musicians, vendors, family activities and plenty of Scottish food and fun. And yesโ€ฆ there are bagpipes. Lots of bagpipes.

The festival has been part of Fergus since 1946, growing from a one-day gathering into the three-day celebration we have today.

And honestly, one of my favourite things about living here is that you don't always have to be at an event to feel the energy of it.

Sometimes youโ€™re just sitting at home and suddenlyโ€ฆ

My cup is full after a week at the beach with family โ™ก

Beach days, breathtaking sunsets, ice cream runs, deep conversations, loads of laughs, and the kind of memories that remind you what really matters.

I stepped away from work for a week to be fully present with the people I love, and I don't regret a second of it. Taking time to recharge isn't about stepping away from your responsibilities. It's about coming back with more energy, more perspective, and more to give.

I'm so grateful for this time away, and I'm equally grateful for the amazing clients who gave me the space to recharge for a few days.

Now it's time to trade the beach for showings... although I wouldn't mind one more sunset.
