Some real estate advice gets repeated so often that we stop questioning whether it’s actually still good advice. So, let’s retire a few of the classics… or at least add an asterisk 👀

1. “Wait until spring to list.”

Spring can be busy with buyers, but it also brings more competition. Sometimes being one of 10 great homes for sale in February is better than being one of 50 in May. The best time to sell depends on your local market, your property and your plans - not the calendar.

2. “Price it high so you have room to negotiate.”

Buyers don’t always negotiate with an overpriced listing. Sometimes they just skip it. Strategic pricing can generate more showings, interest and potentially competition instead of leaving you chasing the market down.

3. “Buy the worst house on the best street.”

Sure… assuming you actually want to renovate it. A bargain feels a lot less like a bargain when those “cosmetic updates” turn into six figures, permits and every Saturday at Home Depot.

4. “You’ll make your money back on renovations.”

Not necessarily. Renovations can improve value and marketability, but spending $80,000 doesn’t automatically add $80,000 to your sale price. Some projects offer a much better return than others.

5. “Never accept the first offer.”

If the first offer is strong, why not? Turning it down simply because it came quickly can backfire. Sometimes (actually, most of the time) your first buyer is also your best buyer.

The takeaway? Real estate advice should come with context. Markets change, strategies change and what worked five years ago (or for your neighbour) may not make sense for you.

This month, two local events are bringing people together in support of Breast Cancer Awareness Month: the CIBC Run for the Cure at the University of Guelph Arboretum on October 4, and the Guelph Gryphons’ annual Think Pink game on October 24.

Whether you lace up, fill the stands, donate, volunteer, or simply share some helpful information with someone you care about, there are lots of ways to take part.
