Your realtor is helping you navigate the purchase and your contract.
Your insurance professional can help you understand coverage and whether there are any current restrictions.

Your mortgage broker can make sure you understand how your insurance and any potential delays could affect your financing. And when legal questions come up, that's where your lawyer or notary comes in.

The goal isn't to rush a purchase because wildfire conditions are changing. Quite the opposite. It's about asking questions early, knowing what protections are available and making informed decisions with the right people around you.

As expected, the Bank of Canada announced another hold today, marking its sixth consecutive rate hold. That means there’s no change to the prime rate, so variable-rate mortgages remain unchanged.

While today’s announcement wasn’t a surprise, it does reinforce what we’ve been seeing for a while now. If rates continue to hold, the discounts available on variable-rate mortgages are becoming more attractive for the right borrower.

Every mortgage strategy is different, and whether fixed or variable makes the most sense depends on your goals, timeline, and comfort level with risk.

A lot of things slow down in Fernie during the summer.

A financing condition doesn’t always mean a weaker offer.

One of the ways I help my clients strengthen their offers is by providing a financing letter to accompany the purchase contract. It lets sellers and listing agents know that my buyers have already been thoroughly qualified and that I’ve carefully reviewed their financing.

I’ve actually had sellers tell me they chose my clients’ offer over others because that letter gave them confidence and removed some of the uncertainty around financing.

In a competitive market, small details like this can make a big difference.
