September in the Elk Valley 🍂🏔️

A little takeaway from this month’s numbers: each community is telling a slightly different story.

Single-family benchmark prices are up compared with last September in all three towns—Fernie by 4.7%, Sparwood by 0.4% and Elkford by 0.7%. Sales activity was more mixed, with Fernie recording fewer single-family sales and Elkford recording more.

Condo benchmark prices also rose in all three communities, even with fewer condo sales in Sparwood and Elkford. A quieter month doesn’t always mean prices are dropping.

With relatively small sales numbers locally, one month is just part of the picture. The type of home, its condition and how it’s priced all deserve a closer look.

We’ve entered that very specific Elk Valley season where…

the heat is still on in the afternoon,
the windshield is questionable in the morning,
you leave the house in a sweater and regret it by lunch, and everyone has quietly started wondering when the first real snow is coming.

It’s not quite summer.
Definitely not winter.
