A head-scratcher from a recent inspection:

Good ventilation? Check.

Adequate insulation? Check.

Proper air sealing? Check.
..yet the roof sheathing was covered in heavy mold growth.

So, what happened here?

Without cutting into materials or running invasive tests, we’re left with informed possibilities:

A historic condition: The mold could have developed years ago before the homeowner upgraded the venting and insulation, leaving dead staining behind on the wood.

Intermittent seasonal issues: Severe winter condensation events that only occur during extreme cold snaps.

Hidden moisture paths: A bypassed bath fan duct leak or concealed flashing issue not visible on a standard walkthrough.

A home inspection is a non-invasive snapshot in time, not a forensic teardown. When the standard visual checklist looks good but major red flags are present, we don’t guess on multi-thousand-dollar repairs—we refer the client directly to a qualified attic and mold specialist for invasive diagnostics.

"A wooden basement? Isn't that a red flag?"

It’s the most common reaction buyers have when seeing a Permanent Wood Foundation (PWF) on a listing. The thought of wood underground makes a lot of people nervous—but the reality is that a properly built PWF is actually one of the warmest, most comfortable, and durable foundation systems available.

A PWF offers major advantages:

Warmer & Drier Living Spaces: Wood is a natural insulator. Unlike cold concrete walls that pull heat out of the home and sweat during seasonal changes, PWF basements stay warm, dry, and feel just like an above-ground living area.

Effortless Finishing & Renovations: Framing, running wiring, adding plumbing, or remodeling is straightforward. You’re working with standard lumber framing rather than drilling into solid concrete or dealing with thermal bridging.

Resilience in Prairie Soils: Because PWF systems sit on a deep gravel footing bed designed for rapid drainage, they handle soil movement and hydrostatic pressure remarkably well.

Why the inspection is critical:
PWF foundations are fantastic, but installation details are everything. They rely heavily on proper pressure-treated wood specs, corrosion-resistant fasteners, exterior dampproofing, and effective perimeter drainage. Clay tiles in Saskatchewan? Beautiful—until someone walks all over them.

During a recent rural inspection, our client was told that clay tiles are "purely aesthetic" and only the underlayment sheds water.

Coming from the UK, where we’ve worked on clay and slate systems for decades, that couldn’t be further from the truth. Clay tiles are the primary weather barrier, engineered to last 80–100 years. They are definitely not just decorative.

What happened here:

Foot-Traffic Snaps: Clay tiles don’t sit flat on the roof deck—they hook onto raised battens (typically treated 1x2s). Stepping directly on them creates pressure points that crush the overlapping joints (as seen in the photos).

Hidden Leaks: This kind of damage often goes unseen from the ground for years until the decking beneath finally rots out.

Specialized Access Required: You should never walk a clay roof without a dedicated roof ladder or crawling boards to distribute weight.

The Bottom Line: Specialty roofs require specialized knowledge. If your home has a clay or slate roof, always ensure anyone going up there has the experience and equipment to do it safely without causing thousands in damage.

When building or buying a brand-new home, it’s easy to assume everything is flawless. After all, nobody has lived there yet! However, dozens of different trades work on every build, and even high-quality builders can miss details while trying to meet tight completion deadlines.

Having an independent inspection specialist in your corner before final sign-off is critical for a few key reasons:

Warranties Don't Cover Everything: While new home warranty programs protect you against major structural and mechanical failures down the road, they rarely cover minor craftsmanship issues, finish quality, or cosmetic defects once you take possession.

Sign-Off Is Your Only Leverage: Overlooked items like misaligned cabinetry, poor exterior flashing, uneven grading, unsealed exterior penetrations, or drywall imperfections need to be documented on your Pre-Delivery Inspection (PDI) punch list. When you spend your life in construction, you don't just follow trends—you look at the data, the costs, and the real-world performance.

When my wife and I started planning our country build, our original plan was Insulated Concrete Forms (ICF). But after running the numbers, inspecting dozens of homes across our region, and seeing the skyrocketing cost of local concrete, we made a definitive pivot: we switched our design to a Preserved Wood Foundation (PWF).

With our permits and municipal approvals officially in hand, I’m getting ready to build it myself.

Here is why we made the switch:

A complete gut, renovation, and addition requires solid groundwork—literally. As the saying goes, all homes are fixable, but the true cost to fix them is often what decides whether a deal moves forward or falls through.

Here’s how a recent inspection on a 1980s split-level connected the dots:

The Roof Clue: It started at the top with rippled sheathing along the eaves on the gable ends.

The Attic Escalation: Interior wall and ceiling cracks led us into the attic, uncovering cut vertical truss web supports shimmed 3/8" with cleats added as a temporary patch job.

The Root Cause: Following that stress down to the crawl space revealed a major foundation concern. Exterior bulk water was actively eroding the ground beneath a foundation built without proper footings.

Real foundation issues often show up when we start our inspection on the roof. Catching these hidden structural details gives buyers the exact facts—and numbers—they need before making a decision.
