Over the past 7 days in the Wood Buffalo region:

49 new listings
32 pending sales
27 sold

278 total residential listings are currently active across the region.

The market continues to open up more heading further into spring.

New inventory climbed again this week, pushing active listings higher and creating noticeably more choice for buyers across the region.

Compared to earlier in the year, weโ€™re starting to see conditions that feel less compressed, with inventory spreading out more across neighbourhoods and price points.

Buyer activity is still steady, with 32 pending sales this week, but the gap between new inventory and pending activity widened again slightly. That doesnโ€™t signal a slowdown โ€” it signals a market thatโ€™s beginning to rebalance as more options become available. This is also common seasonal activity, as spring typically brings both an increase in listings and one of the busiest buying periods of the year across most markets.

Sold numbers eased this week as well, though transactions already in motion continue working their way through to closing.

Pending activity remains one of the strongest indicators to watch because it reflects where buyer decisions are happening in real time โ€” often before sold data fully catches up.

What stands out most right now is the shift in market dynamics.

Buyers are consistently gaining a bit more room to be selective, compare options, and move strategically. At the same time, the properties standing out on pricing, presentation, and positioning are still the ones moving fastest.

For sellers, preparation continues to become increasingly important. Spring momentum is here, but with inventory continuing to build, competition matters more now than it did even a few weeks ago.

Right now there are 8 active residential listings in Beacon Hill, out of 268 currently on the market across the Wood Buffalo region.

Compared with areas like Thickwood and Timberlea, where inventory is more spread across multiple price points, Beacon Hillโ€™s current inventory is sitting heavily weighted toward the upper price ranges, with very limited options below $400k.

As overall inventory continues to build across the region, weโ€™re starting to see more choice come into the market, but how that shows up varies significantly by neighbourhood and price point. Once buyers apply their filters โ€” price, location, property type โ€” the available options can narrow quickly.

Hereโ€™s how Beacon Hillโ€™s current listings break down by price range:

Under $250k โ€” 1 listing
$250kโ€“$400k โ€” 1 listing
$400kโ€“$550k โ€” 0 listings
$550k+ โ€” 6 listings

While the broader market is becoming slightly more balanced with increased inventory, Beacon Hill remains more selective by nature right now. Entry and mid-range options are limited, while higher-end inventory makes up the majority of whatโ€™s available.

Thereโ€™s still a noticeable shift this week.

New listings remain elevated โ€” one of the clearer signs that the spring market is continuing to take shape. Inventory is building, giving buyers more choice and creating a bit more movement across the board.

Pending sales are holding steady. While theyโ€™re no longer pushing ahead of new listings, theyโ€™re maintaining a consistent pace โ€” a sign that buyers are still active, just with more to sort through.

Sold numbers have eased slightly this week, but continue to reflect deals already in motion working their way to the finish line.

Pending activity remains one of the strongest forward-looking indicators โ€” these are the deals already negotiated and set to close, offering insight into where things are trending next.

This is where the market starts to feel more selective.

Buyers gained a bit more breathing room โ€” but the well-positioned homes are still the ones moving. Knowing how to recognize those opportunities early makes a difference.

New listings have picked up in a meaningful way โ€” one of the clearer signs that the spring market is starting to take shape. More inventory is coming onto the market, giving buyers increased choice and bringing a bit more movement across the board.

Even with that influx, pending sales remain steady. While theyโ€™re no longer outpacing new listings like we saw last week, theyโ€™re still holding at a level that shows buyers are active and engaged โ€” just with a bit more to consider.

Sold numbers are also keeping pace, reinforcing that transactions already in motion are continuing to close at a healthy rate.

The pending number continues to act as a forward-looking indicator โ€” these are the deals already negotiated and set to close, offering insight into where the market is trending next.
