🏡 FORT ST. JOHN REAL ESTATE: DON’T LET THE BC HEADLINES FOOL YOU.
You may be hearing that the BC real estate market is slowing or that home prices are declining—but that doesn’t automatically tell you what’s happening here in Fort St. John.
📊 Here’s this week’s real estate market update:
BCREA’s latest forecast expects approximately 69,325 residential sales across BC in 2026, down 1.2% from 2025, followed by a projected 7.5% increase in sales in 2027.
The provincial average home price is also forecast to decline approximately 1.2% in 2026 to $941,800.
But here’s the important part:
📍 BC REAL ESTATE IS NOT ONE MARKET.
Higher-priced Lower Mainland markets have a major influence on provincial averages. What’s happening in Vancouver does not determine what your home is worth in Fort St. John.
Locally, buyers currently have a healthy selection of properties to choose from, which creates opportunities on both sides of the transaction.
🏠 FOR FORT ST. JOHN SELLERS:
Buyers have choices. Accurate pricing, presentation, condition and marketing matter. A strong market doesn’t mean every property can be priced above what comparable sales support.
🔑 FOR FORT ST. JOHN BUYERS:
Our market continues to offer significant value compared with much of BC. Buyers shopping in the $400,000–$600,000 range can still find substantial detached homes—and increased selection may create opportunities to negotiate.
The takeaway?
Real estate is local.
Your Fort St. John home’s value isn’t determined by a provincial headline. It’s determined by your neighbourhood, property type, condition, price range, recent comparable sales and current competition.
