Sure, there are beautiful homes, pretty pictures and open houses.

But there’s also mud on the boots, snowbanks to climb, country roads to navigate, late-night texts, unexpected problems to solve, endless coordinating, negotiating and the occasional “Is that noise supposed to sound like that?” 😂

Real estate—especially in Fort St. John—is rarely glamorous behind the scenes. And that’s actually one of the things I love most about it.

With buyers’ budgets tightening, pricing correctly from the beginning is vital. Overpricing can cause your home to miss its strongest opportunity—the important first few days on the market.

FORT ST. JOHN AFFORDABILITY UPDATE

Some shorter-term mortgage offers moved higher this week, even though the Bank of Canada hasn’t raised its rate.

The largest increase was 0.15 percentage points. On a $400,000 mortgage amortized over 25 years, that works out to approximately:

• $33 more per month
• Nearly $400 more per year
• Approximately $5,300 less borrowing power

Small changes can affect a buyer’s monthly payment, qualification and price range.

If you’re buying, confirm that your pre-approval includes a rate hold and have your numbers refreshed before making an offer. If you’re selling, make sure your price reflects today’s market and today’s buyer.

You never know where you’ll meet a future client!

I first met this wonderful lady years ago when she worked at my kids’ elementary school. Fast forward all these years, and I had the privilege of helping her family sell their longtime family home.

It’s connections like these that make my job so rewarding. A family home holds years of memories, and being trusted to help with such an important transition means so much to me.

🏡✨ Can we talk about this pantry entrance?!

The pantry itself is beautiful, but it’s the arched portal-style entryway that completely transforms it from ordinary storage into a feature of the kitchen.

I love the contrast: the kitchen is bright and airy with white vertical paneling, while the pantry goes dark and dramatic inside. That deep colour on the walls and shelving creates depth and makes the warm wood arch stand out even more. 😍

And that thick wood trim around the rounded doorway? That’s the showstopper. It gives the entrance an old-world, custom-built feel and makes you curious about what’s tucked behind it.

This is such a great design lesson: sometimes you don’t need to renovate an entire kitchen to create impact. Take one doorway or small adjoining space and make it special.

✨ Add an arch
✨ Wrap it in warm stained wood
✨ Paint the room beyond it a deep, moody colour
✨ Carry that colour onto the shelving
✨ Add beautiful lighting and organized storage inside

Suddenly, your pantry isn’t something you’re trying to hide behind a door — it becomes part of the design of the kitchen.

I especially love the way the dark interior almost frames everything inside like a little jewel box. ❤️

I don’t care if your house is perfectly clean when I come over.
I don’t care if it takes you six months—or a year—to make a move.
I don’t care if you change your mind.

🚨 FEWER HOMES SOLD IN FORT ST. JOHN — BUT PRICES ARE UP AND HOMES ARE SELLING FASTER!

The latest numbers are in, and they tell a different story than many of the BC real estate headlines!

📍 FORT ST. JOHN | JANUARY–SEPTEMBER 2026

🏠 541 properties sold, compared to 561 last year.

💰 $244.9 MILLION in total sales, up from $224.1 million in 2025.

📈 Detached median sale price: $425,000, up from $392,000.

⏱️ Average days to sell: 36, compared to 48 last year!

📊 NORTHERN BC IS HOLDING ITS OWN!

September sales across Northern BC were 4.9% above the five-year average, while the detached benchmark price increased 1.2% year over year to $458,400.

Meanwhile, BC’s August sales remained 25.4% below their 10-year average.

Different regions and reporting periods, but an important reminder that BC real estate isn’t one market!

💡 SO WHAT DOES THIS MEAN FOR BUYERS AND SELLERS?

SELLERS: Fewer sales don’t automatically mean falling prices. Well-priced, well-presented homes are still attracting attention, and I’m continuing to see multiple-offer situations across different price ranges.

BUYERS: Don’t assume provincial headlines mean there’s no competition in Fort St. John. The right home, at the right price, can still attract multiple buyers!
