I came across a thought-provoking article: “Are you a Realtor or a business owner?” by Mathew Ragan on REM - Real Estate Magazine

💡 It challenges how we frame our roles: Are we just agents doing deals, or are we actually building businesses that work with us — not for us? Some key takeaways I found:
When you’re doing everything (sales, marketing, admin, recruiting) you aren’t just working in the business — you are the business.

A true business owner thinks not just about this month’s closings, but about where the business will be in 5 years, and what kind of life they want alongside it.

Culture isn’t a buzzword — it’s the sum of your team’s behaviours, and the leader (you) sets the tone.

Profits matter. Net profit = gross revenue minus agent splits minus all business expenses. If you can’t answer “would I buy stock in my business?” the answer may reveal the fragility of your operation.

I believe this mindset is critical for growth — not only for you as an individual REALTOR, but for our collective team. Whether you’re building a leveraged team, scaling your productivity, or positioning yourself for longevity in this industry — this article is worth a read.

CREA Responds to the 2025 Federal Budget: What REALTORS® Should Know

The Canadian Real Estate Association (CREA) has released its response to the 2025 Federal Budget, highlighting several measures that directly impact the real estate market — and conversations you’ll be having with clients this season.

✅ Positive Steps for Homebuyers & Housing Supply
• Expanded GST Relief: The federal government will maintain the full GST rebate on new homes priced up to $1 million and apply a reduced rate for homes between $1 million and $1.5 million — an important update for new-build buyers.
• Boosted Housing Support: Ottawa is raising CMHC’s mortgage guarantee cap to $1 trillion, supporting greater access to insured mortgages and multi-unit housing development.
• Infrastructure Investment: A new “Build Communities Strong” Fund will invest $51 billion over 10 years into roads, water systems, and municipal infrastructure — a move aimed at reducing development costs and unlocking more housing supply.

⚠️ Areas CREA Says Need More Work
• While the focus on new construction and infrastructure is positive, CREA notes that support for current buyers — especially those in the “missing middle” (townhomes, semis, smaller detached homes) — remains limited.
• The budget also eliminates the Underused Housing Tax and cancels the planned Secondary Suite Loan Program. These changes simplify policy, but their long-term affordability impact is still uncertain.
