Property tax bills have become harder to simply accept for many New Brunswickers.

Mine included.

The province is now reviewing the property tax system, with a focus on making it more predictable and easier to understand.

As a REALTOR® in Fredericton and a homeowner myself, I follow this closely because property taxes show up early in housing decisions. One of the first questions people ask when they start looking at homes is simple, how much are the property taxes?

That answer can influence monthly budgets, affordability, downsizing plans, investment decisions, and the long term cost of staying in a home.

After reading through the government’s consultation report, my view is that it confirms what many people have already been feeling, property tax bills are becoming harder to predict, harder to understand, and harder to absorb.

The direction sounds promising, but the real test will be in the legislation. Until those details are released, it is too early to assume what the final impact will be.

Some searches take time.

After a couple of close calls over the past few years, this one feels exactly right.

They stayed patient, stayed focused, and waited for the home that made sense for their next chapter.

Another investment property secured this week.

Fredericton’s #1 real estate ranking is worth more than a quick headline.

MoneySense ranked Fredericton as Canada’s top real estate market in 2025, and the city earned the top spot again in the 2026 ranking.

The ranking looks at more than home prices. It brings together indicators like affordability, price growth, income, safety, health care access, and quality of life.

From a local perspective, Fredericton’s strength is not random. As New Brunswick’s capital city, it has a stable employment base tied to government, education, the military, and a growing knowledge based economy. Those anchors help support steady demand and long term stability.

Fredericton still offers relative affordability compared with many larger Canadian markets, along with meaningful long term price growth. That balance becomes more practical when viewed through local market conditions, including buyer confidence, competition between properties, pricing strategy, and timing.

For me, long term stability is the biggest takeaway. The MoneySense ranking puts national context around something many people here already recognize.

The Fredericton market feels quieter than it did a couple of years ago. Buyers are more careful, showings feel more measured, and some homes are taking longer to sort themselves out.

The April data still points to seller leaning conditions. Year to date, inventory is sitting around 3.6 months, which supports a market where sellers still have an advantage, especially when the home is priced well, presented properly, and positioned clearly.

The change is in the margin for error.

During the peak market, demand often covered weak pricing, average preparation, or a listing that needed better positioning. This year, buyers have enough choice to compare. They are still active, but they are paying closer attention to price, condition, location, and presentation.

For sellers, this is the time to get organized before the market makes the decision harder.

If selling is on your radar this year, start with a clear read on where your home sits today. Pricing, preparation, and timing are starting to carry more weight than they did during the peak market.

The first sight of spring in Fredericton is not always a robin.

Some years. It's a detour sign.

This year, the city plans projects include work around the Westmoreland Street bridge area, the Cliffe Street and Brown Boulevard roundabout, Crocket Street, Riverside Drive, Lincoln Road, trail lighting, park improvements and other infrastructure upgrades across Fredericton.

Construction season can be inconvenient, but it also shows how a community really works.

Routes to work. Bridge access. Trails. Parks. Traffic patterns. Daily routines.

These details affect how people experience the neighbourhood, and they can shape real estate decisions more than many people realize.
