🏡 Your list price could actually be costing you money. 👀
Sounds backwards, right?
One of the most common things I hear from sellers is:
“Why don't we just start high? We can always reduce it later.”
And technically... yes, you can.
But here's where that strategy can get expensive. 💸
Today's buyers are doing their homework. They're comparing your home to everything else available in the same price range, and if yours feels overpriced, they may not even book the showing.
Fewer showings → less interest → more days on market → price adjustment. 😬
And once a home has been sitting for a while, the conversation can change from:
“How do we get this house?”
to...
“Why hasn't anyone bought it?” 👀
That's not where I want my sellers negotiating from.
Pricing isn't about choosing the highest number we think we can get away with.
It's part of the marketing strategy. 🎯
I look at recent sales, current competition, buyer behaviour, your neighbourhood, your home's condition and, most importantly, what buyers are actually responding to right now.
Sometimes the strategy may be to price aggressively. Sometimes it makes sense to position closer to market value. And in the right circumstances, pricing slightly below expected market value can generate additional attention and competition.
There is no one-size-fits-all number.
Because at the end of the day...
I don't care about getting you the highest LIST price.
I care about putting you in the strongest position to achieve the best SALE price and terms the market will support. 🏡❤️
💬 Sellers, I'm curious: Would you rather list HIGH and leave room to negotiate, or price strategically from day one?
