📦 Moving Soon? Don't Forget These 3 Important Steps Before Moving Day! 🏡

Moving can feel overwhelming, but a little preparation goes a long way. Here are three things you should do before the moving truck arrives:

✅ 1. Declutter Before You Pack
Don't waste time (or money) moving things you no longer use. Go through each room and donate, sell, or toss items you don't need. Fewer boxes means less packing, lower moving costs, and a fresh start in your new home.

📬 2. Update Your Address
Make a checklist of everyone who needs your new address. Be sure to notify:
• Canada Post for mail forwarding
• Your bank and credit card providers
• Utility companies
• Insurance providers
• Your employer
• Subscription services and any other important accounts

📦 3. Pack with a Plan
Pack one room at a time and clearly label every box with its contents and destination room. Keep everyday essentials—like medications, chargers, toiletries, important documents, and a change of clothes—in a separate "first-night" box so you can easily find what you need after the move.

🏡 What Does "Sold Conditional" Mean in Real Estate? 🤔

You may have seen a home marked "Sold Conditional" and wondered what it means.

It means the seller has accepted an offer, but the sale is still waiting on one or more conditions to be met before it becomes a firm deal.

Common conditions include:
✅ Financing approval
✅ Home inspection
✅ Sale of the buyer's current home
✅ Lawyer review or document review

During this time, the property isn't officially sold yet. If the conditions are satisfied by the agreed-upon deadline, the sale becomes Firm Sold. If not, the deal can fall through, and the home may go back on the market.
