Home Buyer Tips💡

1️⃣ Prepare your finances.

Save, ask your parents for help, speak with a mortgage professional, set up a plan!

2️⃣ Seek appropriate representation.

Your parents give great advice. However, the market is different than when they purchased years ago. Find a Realtor you trust. Rely on them. They’ll have your back, I promise.

3️⃣ Bones > Aesthetic

You can paint walls and kitchen cabinets.
What you may not be able to afford in your new adventure is a brand new furnace, digging around your house to fix foundation cracks, etc.

Structural repairs can be costly.
Pay attention to that before the finishes of your home.

4️⃣ Understand your end goal.

What property type do you want?
What mortgage payments can you afford without changing your lifestyle?

5️⃣ Understand what your budget can buy you.

Make sure you are realistic with your wants!

The most important part of submitting an offer ‼️

It’s not the agreement of purchase and sale.
I mean that’s important, since it is the offer.
But it’s no different than every other offer.

It’s not the deposit size.
Yes, the higher the deposit, the stronger the offer.
But it’s just a number on a piece of paper.

It’s not the conditions.
A strong offer can be viewed as having no conditions.
But there is no reason a Buyer should feel they cannot do their due diligence.

It’s not the closing date.
A closing date that doesn’t work for the seller can be offset by the price.

The most important part of submitting an offer is communication.❗️

Through this very important, emotional and complex process..

It’s knowing what to say and how to say it.

It’s making sure your Realtor understands the power of the words they use and the impact they can have.

Communication gives your offer the ability to stand out and above the competition.

It provides clarity and instills confidence.

No matter what market we’re in, it’s still the number one most important skill to have.

A few months ago, we were competing amongst several other offers.

Today, we’re competing with the seller’s ability to trust that you, as a buyer, are serious.

Both communication between YOU and your Realtor…

And the communication between the buyers Realtor and sellers Realtor are SO important.

Nicknames I Grew Up With

When I was a little girl, I was sometimes called “Tina.”

It didn’t stick though. My family always called me by my real name, Martina.

It wasn’t until I moved to Georgetown, and this one particular kid used to call me by a bunch of different names.

These nicknames were all in good fun.

Him and I became super close friends. It lasted for years.

The nicknames started with “Teensy,” “Tizzle,” and “Martizzle.”

They were cute. Acceptable. I enjoyed them.

But as we got older, he started calling me by a few other nicknames.

Insert: “Tick-tina,” and “Fatina.”

These names were a fine line between bullying and “when someone likes you they make fun of you.”

Turns out he liked me.

Because that kid was Dean.

Not sure how he managed to give me childhood trauma and convince me to date him but here we are 🤪

A lesson from my 18 year old brother.

I’m the type of person that doesn’t just get things done. I get them done exceptionally. Immediately. Urgently.

I don’t half ass. And I almost always say yes to adding more to my plate.

It wasn’t until last year that I really started changing this. And that I owe to my brother.

My brother was in his first year of university. He had a full course load.
Most kids would probably be pretty stressed, especially in their first year.

But not Daniel. My brother prioritized sleeping. Doing a few hours of work. Then hanging out with his friends.

I never understood it. I’d be more stressed hanging out with friends knowing I had work to do.

Then one day, I asked my brother. How are you not knee deep into studying?

He looks at me and says, “work smart, not hard Martina.” I laughed.

I then asked him if he had any assignments due soon? With a smirk on his face he said, “ya but it’s a big assignment worth only 10% of my mark… I’m not doing it.”

My anxiety levels spiked for him. I couldn't believe he wasn’t going to do it.

But skipping his assignment worth 10% barely changed his final grade.

I have never not completed an assignment in my life.

How did this all help me?

Well, I realized this little 💩 had a point.

That point wasn’t to skip assignments. But it was to prioritize. It was to put your energy where it’s worth it.

So, I started setting boundaries. I stopped working 24/7.

If a client texted me at midnight, I used to respond with one eye open.

Now, I will wait until an appropriate time the next day to respond.

My business will not suffer because I refuse to work 24 hours a day. But my business will suffer if I’m running off of 5 hours of sleep per night.

There is a way for my business to thrive alongside my health, and relationships. Not at the expense of it.

And the same goes for you.

Pick and choose what is worth your time. Your energy. And always put your needs first.

Do you drive a Lincoln? Because I might have built it 🫣

Just kidding….ish.

I used to work on the assembly line at Ford Motor Company in Oakville.

At the time I was attending Mohawk College and working 2 jobs.

Receptionist by day, assembly line worker by night.

I had a love/hate relationship working at Ford.

Some shifts were awful. I remember I worked from 5:00pm to 4:30am for a full week.

Id come home, grab a bowl of ice at 5:00am and ice my hands because they hurt so much.

But for a moment there, I almost decided to work full time. The money was great.

Until I met my Ford Dad. I had to work with him throughout the summer and got to know him quite well.

I don’t remember how old I was but I was very young… fresh out of high school.

Him and I would spend the entire shift chatting.

Towards the end of summer, I told him that I could see myself working here full time.

He told me he won’t allow it. At the time, he signed a form that I was his “family” to allow me to work there.

After that summer he refused to sign the form again. He told me to finish school and get out of here.

I didn’t understand back then but today, I’m so grateful.

That was one of the most challenging jobs I’ve ever worked.

I have a huge appreciation for those that have been working that job for years.

I love my job so much today that if it wasn’t for him, maybe I wouldn’t be where I am right now🤷🏻‍♀️

ONE mistake that can prevent you from getting THOUSANDS 💰💰💰

“Just List It As Is”

Cluttered, dated, old furniture… who cares.
Someone will buy it.

I hear this often and honestly, it’s not false.

But my goal isn’t for you to “just list it.”

My goal is to get you TOP DOLLAR.

De-cluttering, staging, painting… it’s all psychology and it works!

Not to mention, the reason you pay me, is to negotiate the heck out of the deal.

The money you spend on me, staging, painting, etc…. Will be paid back to you more than twofold when I sell your home.

Do’s and Don’ts for a First-Time Home Buyer! 🙅🏻‍♀️👍🏼

Here are a few things I’ve noticed that buyers concentrate on that are or are not a big deal!

🚫 Do not concentrate on the aesthetics of a home. The bones are more important.

I am constantly seeing poor renovations being completed on a home (ie. my insta story the other day of the countertop covering half of the electrical outlet).

Look for a home that has been maintained, loved, and well cared for. You can slowly renovate to your taste with time.

✅ Do look at the age of the roof, windows, furnace, etc.
This can cost you big bucks if they’re on their last leg.

✅ Do walk around the home looking at the foundation for any potential cracks.

🚫 Do not be fooled by the granite countertop. Check all appliances to make sure they are in good working order.

✅ Do look for a bathtub!! Resale, resale, resale. Most starter homes will be sold to newlyweds or small families. Kids need a bathtub!

And if you plan on renovating all of your bathrooms, make sure to at least have 1 tub in the home.

✅ Do look at the property taxes! This is an additional cost you must pay for. Some cities/towns have much higher taxes than their neighbouring cities/towns.

✅ Do make sure the home is livable the way it is.

Don’t stretch yourself thinking you’re going to gut the entire home. Most people are under budget for renovations and find they put themselves in a bad situation halfway through renos.

✅ Do LOOK at the photos of the listing.

And when I say look, I mean look. Most times you can tell if a home is in rough shape or had half-ass Reno’s completed just by the photos.

Stop being fooled by a white kitchen and marble bathroom!!!!

Anywho, this was a quick list that came to my mind today!

In grade 8 I broke my arm.

Sounds somewhat normal right?

You’re a kid, you’re a little more fragile.

I was a gymnast. You’d think I broke my arm at a competition or while training.

Nope, I broke my arm at a soccer game…. A sport where you use your feet to play LOL.

But wait, the story gets better…

I didn’t break it DURING the game.

Martina, the gymnast, decided to run and do a front handspring after her team won a tournament.

That’s how I broke it.

I was so excited and decided to sprint across the soccer field and throw up a flip.

Next thing you know, I’m celebrating our win in the emergency room haha.

Meet Titan!! 🐾💚

Our (temporary 😢) long haired german shepherd baby 🐶

This little guy has brought so much happiness into our lives.

I’ve always loved dogs.

But I never had one that I could wake up to…

That I ran to see as soon as I got home…

That I think about quite literally all day…

That I take on car rides because he loves them so much. 🥺

He has become our everything ❤️

Unfortunately, he’ll be going to live with his actual owner (my sisters boyfriend) in Australia in a few months. 🇦🇺

But for now I am soaking up every minute 🥰

And finally understanding why dog owners are obsessed with these beautiful animals.

I love this guy more than anything!
