There’s something from this sale that I think is worth sharing if you’re thinking about selling your home.

The market you list your home in isn’t necessarily going to be the same market you’re in three or four weeks later.

New homes come up for sale.

Other homes sell.

Some sellers adjust their prices.

And every one of those things can change how a buyer looks at your home.

That’s why I think one of the most important things you can do when selling right now is pay attention to what’s happening around you.

You don’t want to just put your home on the market and hope.

You want to know what buyers are choosing, what they’re passing on, and where your home fits among the other options they have.

Then you stay the course and make the right moves along the way.

The goal is pretty simple.

Position yourself to be the next home to sell, not the next home to drop its price.

If you’ve been hoping a 3-bedroom home in Georgetown would pop up under $500,000, this is probably the one you’ve been waiting for.

📍2 Wylie Circle, Georgetown
💰Listed at $499,900

It’s a 3-bedroom, 2-bathroom corner unit with surface parking, and because of all the extra windows, it feels much more like a semi-detached than a typical condo.

The maintenance fee is $381/month.

One thing I’d keep in mind… I don’t think the asking price tells the whole story. This is the lowest-priced 3-bedroom in Georgetown right now, and with offers being held until next week, it’s pretty obvious the sellers are trying to create competition.

So don’t get too focused on the list price. Instead, ask yourself whether this is the right home for you.

If it is, go see it before offer day.
