📍March Market Update • Sunshine Coast, BC

Inventory is picking up as we head into spring.

We saw approximately 370 detached homes and 82 attached properties active on the market through March — a noticeable jump from February, especially in the attached segment.

Detached homes still dominate the Coast’s inventory, but the increase in condos and townhomes is giving buyers more options at more accessible price points.

What this means:
• More choice for buyers
• More competition for sellers
• Pricing strategy matters more than ever

We’re moving into a more balanced spring market — not slow, but more selective.

Here’s a quick look at what I’m seeing on the Sunshine Coast real estate market for December 2025 ⬇️

🏡 Detached homes
We saw 29 sales this month, with the average price sitting around $841,000, which is down from last year. Homes are taking longer to sell (about 86 days on average), so buyers definitely have more breathing room right now.

🏢 Condos
This part of the market is still pretty quiet — only 3 sales in December. Prices are holding steady around $473,000, but overall buyers are taking their time here.

🏘 Townhomes
Townhomes remain the tightest segment. Only 2 sales, prices are slightly up year-over-year at $749,100, and they’re moving quicker when they’re priced right.

📉 What this tells me
We’re still in a buyer’s market across the Sunshine Coast. More choice, less competition, and more room to negotiate — but sellers need to be strategic.

✨ My takeaway
If you’re buying, this is a great time to be patient and selective.
If you’re selling, pricing and presentation matter more than ever.

May Stats are in !

Detached home sales reached 53 in May—an increase from 41 in April and matching the same month last year. That brings the year-to-date (YTD) total to 191, which is exactly where we stood at this point in 2024.

Attached properties (townhomes and condos) saw a slight dip, with just 8 sales in May compared to 13 in April—fairly consistent with last year. YTD, we’ve recorded 43 sales, which is nearly identical to 2024’s pace.

Vacant land activity remains sluggish, with only 2 parcels sold in May and a total of 9 for the year so far.

As for pricing, we’re seeing modest increases across the board:
• Detached homes: up 4.5% to $878,000
• Townhomes: up 1.3% to $763,000
• Condos/Apartments: up 1.0% to $513,000

So what’s the takeaway?
It’s been a bit of a rollercoaster. Sales slow down one month, then bounce back the next—making it hard to establish a clear market trend. This back-and-forth momentum is creating uncertainty.

While the overall landscape leans toward a buyer’s market—with more inventory and softer sales ratios—many buyers are still on the fence. The opportunity is there, but confidence hasn’t fully returned just yet.
