The site is fully serviced, graded, and the retaining walls are in. Construction starts once 24 of the 34 are sold. We are at 23. Spring 2027, then a 14 to 16 month build to turnover.

Two price increases are still ahead, one before we halt sales for construction and another once we break ground. If Golden has been on your list, today's pricing is measured in units now, not months.

Ten years ago Golden was where you stopped for gas. Nobody stayed the night on purpose.

Then the riverfront downtown was rebuilt and a real scene grew in behind it. Ethos for coffee and pork belly bao that has no business being this good in a town this size. Whitetooth Brewing, where you order a flight and a nearby restaurant runs your dinner to the table. Stolen Bell Distillery across the street, fire tables outside. Reposados for tacos after a day on the bike. Eleven22, twenty five years under the same chef and owner, now moving into a bigger room. Raven and Pine. The Island, on its own island in the river.

Nearly all of it inside eighteen months. Operators do not spend that kind of money on a town they think is peaking. They spend it on one they think is early.

The mountain weekend grew up.

It used to be ski hard, drink hard, drive home wrecked. Now it is ride in the morning, sauna in the afternoon, real food, sleep properly, do it again. Golden built an entire local economy around that. Physio, massage, yoga, cold plunge, good coffee.

The Sevens was designed for the part that comes after. Sauna and hot tub ready homes, e-bikes with the strata, and a firepit and shared plaza at the centre of the development for the evenings nobody wants to go out.

Over 100km of singletrack at Moonraker, flow to technical, minutes from the door. Cedar Lake for a swim or a paddle before breakfast. Class three and four water on the Kicking Horse. Golden Skybridge. Then it snows and the entire town resets into something else.

The Columbia wetlands, the Purcells behind them, and the reason nobody here is precious about which season is the good one.

Winter is Kicking Horse, cat skiing, heli skiing, touring and sledding. Summer is whitewater on the Kicking Horse, Moonraker, kayaking, hiking and paragliding off Mount 7. Six national parks within two hours in either direction.

Most mountain towns are quiet eight months a year. Golden simply is not, which is why a home here holds value on the calendar as well as on paper.

Median single family in Canmore is $1,861,000, twenty five minutes from the hill. Across BC ski towns the average sits at $1,859,000.

A brand new three bedroom at The Sevens starts at $849,000, fifteen minutes from Kicking Horse and in town.

Canmore did not get expensive because of the mountains. It got expensive because land ran out next to a national park and the demand kept arriving anyway. Golden sits next to six national parks with the same terrain, the same drive from Calgary, and pricing that has not caught up.

If you looked at Canmore five years ago and passed, you know how this ends.
