I was rug shopping today… and it got me thinking about how many homes I’ve walked into where the rug just doesn’t quite make the cut.

If there’s one thing I’ll say… spend the extra money and get the right size!

One of the biggest mistakes is choosing a rug that’s too small. Instead of grounding the room, it can actually make the whole space feel smaller and disconnected.

A few easy rules to remember:

• At minimum, the front legs of your sofa and chairs should sit on the rug.
• If your space allows, go bigger and have the entire furniture grouping sitting on it.
• Your rug should anchor the seating area, not look like it’s floating underneath the coffee table.
• If you’re stuck between two sizes… usually go bigger.

It’s one of those things that doesn’t seem like a huge deal until you see the difference the right size makes. A properly sized rug makes a room feel larger, more intentional and completely pulled together.

When in doubt… SIZE UP. 🙌

What a whirlwind this one has been.

After staging the home and capturing it with beautiful photography, we had everything ready to launch. Before it even officially hit the market, the buyers saw the photos + fell in love.

Representing the highest-priced home ever listed in Wedgewood has been such an incredible honour, especially for sellers I’ve known for many years.

This sale is incredibly bittersweet. This wasn’t just another house to them, it was the home they truly believed would be their forever home. Life has a funny way of changing our plans, and while saying goodbye is never easy, there’s something comforting about knowing it’s being passed on to a family who already loves it just as much. I know they’ll create just as many wonderful memories within these walls.

Perched on one of Wedgewood’s most coveted streets, backing onto the ravine with breathtaking mature trees, this home offered an unmatched combination of privacy, timeless craftsmanship, and incredible spaces to gather with family and friends. It truly is one of those homes you never forget.

A huge thank you to Janel Lobsiger - Realtor to the Prairies for stepping in while I was away in Montreal. Having a team you trust to keep everything moving while you’re gone is something I never take for granted. I’ve experienced the other side of real estate, doing it all on your own and constantly feeling like you’re dropping balls. Building Peace + Prairie Realty was about creating a team that genuinely has each other’s backs, so our clients are always taken care of, no matter what.

To my amazing sellers, thank you for trusting me with such an important chapter. Congratulations to the lucky new owners… I know you’re going to love this incredible home.

Hey Whispering Ridge + Westlake friends!!!

Come help Ridge Kids Playcare create a space that is a little less muddy!!! The kids are covered head to toe in mud daily with the changing weather. We are helping raise money to create an amazing clean space for the kids to have fun and.. just be kids!

RPR vs. Title Insurance… and why it matters before closing 🏡

This is one of those closing details that tends to come up right before possession… and can sometimes catch people off guard.

So here’s the simple breakdown:

📍 RPR (Real Property Report)
A survey of the property showing buildings, fences, decks, etc.
It confirms everything is where it’s supposed to be, and complies with municipal rules.

🛡️ Title Insurance
A policy that protects you (the buyer) from issues like encroachments, title defects, or permit problems that may not be discovered right away.

So what does “title insurance in lieu of an RPR” mean?
Instead of the seller providing a current RPR with compliance, the buyer accepts title insurance as protection.

👉 It’s often faster and more convenient
👉 But it doesn’t show you the same details upfront like an RPR does

The takeaway:
They both protect you…but in very different ways.

👉 An RPR shows you exactly where everything sits on the property (and if it complies)
👉 Title insurance protects you if something turns out to be wrong later

And when you hear:
“We’ll do title insurance in lieu of an RPR”
…it means you’re choosing protection instead of seeing everything upfront.

Not wrong…..just different.
If you’re buying or selling, it’s definitely worth understanding your options before the final days of your deal 🔑
