This one is officially sold and it’s a perfect example of why open houses can be such a powerful tool.

As listing agents, our job is twofold:
✔️ Showcase the property in its best light
✔️ Give buyers the space to explore, ask questions, and imagine themselves in the home

At this open house, I met buyers who were upfront about their search journey, they’d been missing out in multiple offers and feeling the frustration many buyers were facing. They let me know they were already working with an agent (which I always ask, to respect boundaries and ensure I don’t overstep).

I touched base with their agent afterwards, letting him know where his clients were at in their search.

Sometimes buyers tour homes without looping their agent in on every detail, and that little bit of communication can make all the difference.

By the very next day, their agent had them back for a private showing, and we had a deal in hand that afternoon. ✅

💡 Moral of the story: Open houses aren’t just about foot traffic they’re about connection, communication, and creating opportunities that get deals done.
