🕵‍♂️Hire a licensed home inspector to do a thorough look over inside and out. Get some peace of mind. Become more knowledgeable of the home's components and how they work

Strong bones. Working systems. No hidden issues

🪟🚪Windows & doors

Do they look cloudy or foggy?
This might not be because of the weather or it being dirty. This could actually mean the gas is escaping and you either need to reseal it or get new windows

💦Water pressure

Turn on the shower, tap, and flush the toilet. Do a couple at the same time. If the pressure is weak, pipes could need fixing/replacing

🔥❄️HVAC unit

Find the manufacturing date on the unit. Make sure they are cleaned and serviced every few years. HVAC systems usually last many years if maintained properly and routinely. Don't get stuck having to unexpectedly pay thousands of dollars for a new one as soon as you close

🟤Ceiling stains

Look up. Especially in areas right underneath bathrooms, kitchens, or washing machines. Brown or yellow stains = water Could be a roof leak, could be plumbing... Ask when it happened and if it was PROPERLY fixed

🧱Grading around the foundation

Walk the exterior and look at how the ground slopes. Does it slope towards the house? Or away from the house?
If it slopes AWAY...
You are in good shape. Water is falling away from the house
If it slopes TOWARDS...
There is a chance water may get in somewhere. Check the basement

You received your property Assessment Notice in the mail - but what does it mean?

​A property assessment is an estimate of your home's market value, which the municipality uses to distribute the total tax burden fairly among all property owners

When your assessment goes up, it generally means that, according to the city’s records, your property has become more valuable compared to a previous date, either due to:

📈​Market Trends: Properties in your area have generally sold for higher prices

🔨​Property Changes: You may have completed renovations, additions, or improvements that increased the home's value

​Will your taxes go up⁉️

​Not necessarily. Property taxes are not calculated by simply applying a rate to your home's value in a vacuum. Instead, your tax share is based on how your property’s value changed relative to the average change for your property class in your municipality

If your property value rose faster than the average in Grande Prairie, your taxes will likely go up. If your value increased less than the average, your taxes might stay the same or decrease

When assessments rise, city council may lower the tax rate (mill rate) to offset the increase, but if the overall budget requires more revenue, taxes will still go up

You can appeal your assessment if you believe it does not reflect fair market value, but this must be done within a specific timeframe

Homes are selling in just 52 days on average—that’s 5 days faster than this time last year

​Inventory Shift:
We have 8% fewer active listings compared to February 2025, which means less competition for sellers but a slightly more balanced pace for buyers

Originally from Labrador, I moved to Alberta to make the most of my life. Here I met my husband and we started a family which is now complete with 3 children (2 dogs and 1 cat). Grande Prairie is home to us and making it home for others too is what I do.
