Sudbury Home Buyers!!!!
I've been keeping my eyes on the data and there are specific data points I like to look at; New listings, Sold Listings, and Price Reductions. Looking at the numbers of how many of each within current days and weeks over the last month has given me really great insight on trends, and here's what I'm seeing.

Inventory is steadily hitting the market but slowing down from the spring rush. Purchases are slowing down with price reduction numbers near evening out with them. With inventory on the low side of healthy-ish at the moment and sales slowing, the price reduction numbers make more and more sense. Prices are starting to come down. I am seeing some properties still selling a bit over asking when asking prices are set below market value, but I'm seeing more and more properties selling under asking price. I'm even seeing some homes selling in the high $200,000 range which hasn't been consistently seen for what feels like ages.
It's a very interesting time to watch the market, but if you've been sitting on the sidelines and waiting for your signs that prices are starting to move in favour of buyers, here's your sign.

Hey Buyers, inventory looks to be on the rise from what I can see, prices becoming more reasonable and the panic of multi bids and needing to decide on a home within hours is becoming less and less the norm.

It's an interesting market out there and it's looking like prices are starting to move favorably for buyers with many well priced opportunities out there. Seeing lots of price corrections, new listings, and less multi-offer sales unless an aggressive pricing strategy is adopted.
Spring/ summer market is here and it could be you're time to make Your Move.

Hey Friends!
I pulled this from a Globe and Mail article online. If you're a potential Buyer or Seller in the market today you'll want this information.

"The Bank of Canada will trim interest rates to 4.75% on June 5, according to three-quarters of economists in a Reuters poll which showed three further cuts this year, with the last one hanging on a knife’s edge."
What does this mean?

It means after June 5th it is highly likely that there will be a wave of new buyers entering the market.
With new buyers come more competition and with competition, prices go up.

If you're a buyer, you may want to try to secure a deal prior to June 5th to miss the wave.

If you're a seller, I would think that listing post June 5th will be a more advantageous time to hit the market, try to catch the wave.

It's a tough market out there so if you're looking to find a representative who cares, who will be there every step of the way, and who will absolutely put you before everything else, I would Love to be that Representative for you.
