Learning from other buyers' mistakes.

Do you think a buyer can Sabotage themselves when buying a home?

I showed a client of mine this great little house, location, price range and layout were pretty spot on. The client loved it and wanted to put in an offer. After some back-and-forth negotiations, The sellers accepted our offer, which met all his conditions and even got the house at 15% below the list price.😮

Now we had to meet our conditions! Sent all the paperwork to the client's lender of choice.
And after a couple of days. I got a call saying, “ I got denied financing.”

Why?

A couple of large purchases on credit affected my clients' credit. So yes! Buyers can sabotage themselves.

The solution

In my client discovery meeting, this is one of the things we discuss. The importance of not making large credit purchases while shopping for a new home.
We also discuss my preference for using Mortgage Brokers over your typical bank. Mortgage Brokers simply have access to different kinds of financing options that are not available at your typical Bank.
Using an agent who can guide you and be your advisor throughout the home buying or selling process is essential. It's also very important to listen to the advice of the Agent you choose.
